Property for Sale in Penna San Giovanni, Le Marche

Penna San Giovanni is a hill village in the south of the Province of Macerata, in the countryside between the Sibillini mountains and the Adriatic. It is a quiet farming area where country houses and farmhouses are still available at modest prices.

The Village and Its Surroundings

The village is a small cluster of brick and stone houses on a hilltop, with a church, a few streets and views over the valleys to the Sibillini on one side and the hills rolling down to the sea on the other. The countryside around it is made up of fields, woods and scattered farmhouses, many of them traditional brick houses.

The medieval town of San Ginesio is a short drive to the north-west, and Sarnano, at the foot of the Sibillini, and Amandola are also nearby.

Property for Sale in Penna San Giovanni

The listings are mainly farmhouses and country houses, along with semi-detached and detached homes, with two to six bedrooms. Prices are modest: some homes are below €100,000, many sit between €150,000 and €200,000, and larger properties with land are priced higher.

Everyday Life and Getting There

The village has only basic shops, so most residents shop in the larger towns nearby, with hospitals in Macerata and Fermo. The Sibillini mountains are close for walking and skiing, and the Adriatic beaches can be reached for a day by the sea.

The nearest airport is Ancona, with Pescara also within reach. Down on the coast, the A14 motorway and the railway serve Civitanova Marche and Porto San Giorgio. Without a car, getting around these hills is difficult.

Buying in Penna San Giovanni

The Sibillini area was badly affected by the earthquakes of 2016, so ask whether a house was damaged, whether repairs were carried out and whether they were certified. Old brick farmhouses often need structural strengthening.

Country houses may have outbuildings or annexes that were never registered. A geometra should review the land registry and building permits, and check that any reconstruction grants or works have been closed properly.
