Property for Sale in Piancastagnaio, Tuscany

Piancastagnaio is a town on the south-eastern slopes of Monte Amiata, in the south of the Province of Siena, near the borders with Lazio and the Province of Grosseto. Its name recalls the chestnut woods that still cover the mountain above it.

The Town and Its Surroundings

The historic centre is guarded by the Rocca Aldobrandesca, a sturdy medieval fortress, and has stone streets, churches and a Franciscan convent just outside the walls. In autumn the town celebrates its chestnuts with a well-known festival.

The comune runs from chestnut and beech woods on the mountain down to farmland and views over the Paglia valley. Neighbouring Abbadia San Salvatore, with its ancient abbey, lies just uphill, while Radicofani and San Casciano dei Bagni are to the east, and Castiglione d’Orcia to the north.

Property for Sale in Piancastagnaio

The homes for sale are villas and a farmhouse in the countryside, with four or five bedrooms. Prices are in the upper range, from roughly €750,000 to €1.5 million.

Everyday Life and Getting There

Piancastagnaio has shops, schools and everyday services, with a hospital at Abbadia San Salvatore. Monte Amiata offers skiing in winter and walking in summer, and the thermal springs of the area and the Val d’Orcia are close.

The Via Cassia runs east of the mountain, and the A1 motorway is reached at Chiusi. Chiusi has the nearest main station, and Rome, Florence and Perugia airports are all usable.

Buying in Piancastagnaio

At this altitude winters are colder, so consider heating costs and snow on the roads. The Amiata is a geothermal area, and some properties are near power plants, so look at where they are.

Have a geometra check that the villa, any annexe and the pool are registered correctly and built in line with the permits held at the comune.
