Property for Sale in Pisa, Tuscany
Pisa is the capital of the Province of Pisa, a university city on the River Arno a few kilometres from the sea. Few homes come up here on our site, and those that do are mostly large villas in the countryside around the city, so this is a market for buyers with a substantial budget.
The City and Its Surroundings
The Piazza dei Miracoli, with the cathedral, baptistery and Leaning Tower, draws visitors from all over the world, but much of everyday Pisa lies along the riverside lungarni and in the arcaded streets of the old centre, busy with students for most of the year. West of the city, the San Rossore estate is part of a large coastal park of pine woods and wetlands, and the seaside suburbs of Marina di Pisa and Tirrenia front the Tyrrhenian.
To the east, the Monte Pisano hills rise above Calci and its great Carthusian monastery, the Certosa. North of the city is Vecchiano, while the low hills around Crespina Lorenzana and Fauglia offer quieter countryside to the south-east.
Property for Sale in Pisa
Villas dominate the listings, typically with four or more bedrooms, gardens and outbuildings, and most are priced above €1 million, with the finest estates reaching several million. Apartments in the city appear occasionally.
Everyday Life and Getting There
As a regional centre, Pisa has every service, including major hospitals, a large university and a lively cultural calendar. Galileo Galilei airport is right on the edge of the city, with many European routes, and Pisa Centrale has fast trains to Florence and services along the coast towards Rome and Genoa. The A12 motorway and the dual carriageway to Florence pass close by.
Buying in Pisa
Much of the land around Pisa is flat and low-lying, so ask about past flooding and drainage, particularly near the Arno and the canals. Historic villas may be listed, which means work needs heritage approval, and the old centre has restricted traffic zones. Before committing, ask a geometra who knows the comune to compare the house with the land registry plans and its building permits.
