Property for Sale in Pitigliano, Tuscany
Pitigliano is one of the most striking towns in southern Tuscany, built on a sheer ridge of volcanic tufa in the inland Maremma, in the Province of Grosseto. The homes listed here are country properties in the surrounding farmland rather than houses in the town itself.
The Town and the Tufa Country
The houses of the old town seem to grow out of the rock, with the Orsini palace at one end and a long aqueduct at the other. For centuries Pitigliano had a significant Jewish community, and its synagogue and old quarter have earned it the name of “Little Jerusalem”. Around it, the Etruscan sunken roads known as vie cave are cut deep into the tufa, linking the town with Sovana and Sorano.
The countryside is a mix of vineyards, olive groves and woodland, and the local Bianco di Pitigliano is one of the area’s best-known wines. Manciano lies to the west, and the coast at Capalbio is within reach for summer days.
Property for Sale in Pitigliano
Recent listings are rustic country houses with land and a hotel, all at the upper end of the market, generally between about €1.5 million and €3.5 million. These are large properties, often with several buildings, suited to buyers planning a family estate or a hospitality business.
Everyday Life and Getting There
The town has shops, cafés, a weekly market and basic services, while Grosseto and Orvieto provide hospitals and larger stores. There is no railway here; the nearest stations are on the coast and at Orvieto, on the line between Florence and Rome. Rome Fiumicino is usually the most practical airport, with Florence and Pisa as alternatives. A car is indispensable.
Buying in Pitigliano
The tufa beneath many buildings is riddled with cellars and caves, so a structural survey should look below ground as well as at the walls and roof. Southern Tuscany has some seismic risk too. For a hotel or farm business, check licences and permitted uses with the comune, and have a geometra confirm that every building on the land appears correctly in the cadastre and in the approved plans.
