Property for Sale in Podenzana, Tuscany
Podenzana is a small hill comune in Lunigiana, the northernmost corner of Tuscany, in the Province of Massa-Carrara. It overlooks the Magra valley close to the border with Liguria, and offers houses and villas at prices well below those of the better-known parts of Tuscany.
The Village and Its Surroundings
The comune is made up of scattered hamlets on wooded slopes, with a Malaspina castle on the hill above. Podenzana is particularly associated with panigacci, thin flatbreads cooked in terracotta dishes and served with cheese and cured meats, which draw visitors from across the area.
Aulla, at the junction of the valleys below, is the nearest town for everyday needs, while Tresana and Villafranca in Lunigiana lie further up the Magra. The Gulf of La Spezia and the Cinque Terre are close enough for regular trips to the sea.
Property for Sale in Podenzana
Listings are split between detached houses and villas, usually with three or four bedrooms and some garden or land. Prices are mid-range for Tuscany: smaller houses start under €200,000, and the larger villas are offered at up to around half a million euros.
Everyday Life and Getting There
Aulla has supermarkets, schools and a station on the Parma to La Spezia railway, and the A15 motorway has an exit there. La Spezia offers hospitals and fast trains along the coast. Pisa airport is the most convenient for international flights, with Genoa and Parma as other options.
Buying in Podenzana
Lunigiana is an active seismic area, so ask whether a house has been reinforced and whether the work was certified. Hillside plots can suffer from landslips and damp on the uphill side, and some hamlets are reached by narrow roads. A local geometra should go through the cadastral entries and planning history with you, since extensions and outbuildings are not always registered.
