Property for Sale in Pontassieve, Tuscany

Pontassieve stands where the River Sieve flows into the Arno, a short distance east of Florence in the Province of Florence. It combines the convenience of a commuter town with hill country of vineyards, olive groves and woods, part of the Chianti Rufina wine area.

The Town and Its Hamlets

The town takes its name from its bridges, and the Medici-era Ponte Mediceo still crosses the Sieve near the old centre. The comune spreads into the surrounding valleys and hills, taking in Sieci, Molino del Piano, Santa Brigida and Montebonello, each with its own cluster of houses and scattered farms on the slopes above.

Rufina lies just up the Sieve valley, Pelago climbs the hills to the east towards the forests of Vallombrosa, and Fiesole and Bagno a Ripoli sit on the outskirts of Florence to the west.

Farmhouses, villas and apartments appear in roughly equal measure. Most homes are priced between about €600,000 and €1 million, with apartments at the lower end and large farm complexes going well beyond, occasionally to several million.

Everyday Life and Getting There

Pontassieve has supermarkets, schools, a weekly market and regular trains to Florence, which makes it one of the more practical places to live in the Florentine countryside. The railway also continues up the Sieve valley into the Mugello. Florence airport is close, with Pisa and Bologna as alternatives, and the A1 motorway can be reached via the Incisa or Firenze Sud exits.

Buying in Pontassieve

Homes close to the rivers should be checked for flood risk, and the hills of the Val di Sieve have some seismic exposure, so ask about any past strengthening of older stone buildings. Farmhouses divided into several units may share courtyards, access and utilities, so read the rules carefully. A geometra based in the Florence area can examine the cadastral documents and planning file to confirm everything is in order.
