Property for Sale in Pontremoli, Tuscany
Pontremoli is the northernmost town in Tuscany, set where the Verde and Magra rivers meet at the head of Lunigiana, below the Cisa pass in the Province of Massa-Carrara. It is a small but complete town with a strong identity, and its property ranges from apartments in historic palazzi to farmhouses and villas in the surrounding valleys.
The Historic Centre
The old town stretches in a long, narrow line between the two rivers, crossed by several bridges and closed at its upper end by the Castello del Piagnaro. The castle houses the museum of the statue-stelae, the prehistoric carved stone figures found across Lunigiana. Below it, the centre has a Baroque cathedral, elegant palazzi, the Campanone bell tower and two main squares lined with cafés and shops.
The town has long been a stop on the Via Francigena pilgrim route from Canterbury to Rome, and each summer it hosts the Bancarella literary prize, awarded by booksellers.
The Valleys Around Pontremoli
The comune is large and mountainous, reaching up towards the Apennine ridge, with villages scattered along the valleys of the Magra, the Verde and their tributaries. Villas and farmhouses in these valleys make up a good part of the market, many surrounded by chestnut woods and meadows.
Mulazzo lies just to the south-west on the opposite side of the Magra, and Filattiera, with its Romanesque parish church of Sorano, is the next comune down the valley.
Property for Sale in Pontremoli
The listings are evenly spread between apartments, houses, villas and farmhouses. Apartments and town houses in and around the centre are generally priced below €200,000, while country properties, especially restored farmhouses and villas with land, reach several hundred thousand euros and occasionally around €1 million. This gives the town a wider spread of prices than most of Lunigiana.
Everyday Life and Getting There
Pontremoli has a hospital, schools, supermarkets, a weekly market and a lively centre, making it practical for living all year round. Testaroli, a flat pancake cooked in cast-iron pans and served with pesto, are the local speciality, and the town is also known for its amor cakes.
The station is on the railway between Parma and La Spezia, and the A15 motorway has a Pontremoli exit. Pisa and Genoa airports are the most convenient for flights abroad, with Parma and Bologna also reachable over the Cisa pass.
Buying in Pontremoli
Winters are colder here than on the coast, and mountain hamlets can see heavy snow, so check heating costs, insulation and how the access road is cleared. Homes near the rivers should be checked for flood risk. Lunigiana is seismic, so find out whether older buildings have been reinforced.
In the historic centre, apartments in old palazzi share roofs and façades, so read the condominium rules and any works planned. Before signing, get a geometra in Pontremoli to verify that the floor plan and any outbuildings agree with the cadastral registration and the permits held by the comune.
