Property for Sale in Poppi, Tuscany
Poppi is the most striking hill town of the Casentino, the upper valley of the Arno in the north of the Province of Arezzo. Its castle dominates the valley, and the surrounding countryside of meadows, chestnut woods and forest makes it one of the greenest corners of Tuscany.
The Town and the Casentino
The Castle of the Conti Guidi, with its tower and courtyard, overlooks the old town’s arcaded streets. The plain below was the site of the Battle of Campaldino in 1289, in which Dante is said to have fought. The comune extends into the Casentino Forests National Park and includes Camaldoli, with its monastery and hermitage in the woods.
Bibbiena, the valley’s main town, is close by, and the road south along the Arno leads to Arezzo.
Property for Sale in Poppi
The listings are country properties: stone farmhouses, a restored townhouse, a villa and an estate with land, several of them large enough for guest accommodation. Prices are mostly between about €1 million and €1.75 million.
Everyday Life and Getting There
Poppi has shops, cafés and a station on the local railway between Arezzo and Stia, while Bibbiena provides a hospital and supermarkets. The Casentino is cooler than central Tuscany, pleasant in summer and sometimes snowy in winter. Florence airport is the nearest, reached across the Consuma pass or via Arezzo and the A1, with Pisa and Bologna as alternatives.
Buying in Poppi
At higher altitudes, check how a property is heated and whether the access road is cleared in winter. The Casentino has some seismic risk, so ask about structural work on old stone buildings. Land within the national park is subject to additional rules. Your geometra should make sure the cadastral records and permits correspond to the property as it stands today.
