Property for Sale in Porcari, Tuscany

Porcari is a small town on the plain east of Lucca, in the Province of Lucca, along the old route of the Via Francigena. It is a practical, well-connected place to live, with modern villas at mid-range prices and the walled city of Lucca close at hand.

The Town and Its Surroundings

The old village stands on a low hill with its parish church, while newer housing and the paper industry that is important to the local economy spread across the plain below. The countryside includes small fields, canals and, to the north, the wooded hills of the Lucca area with their villas and olive groves.

Lucca lies a few kilometres to the west, Capannori surrounds the town on several sides, and Montecarlo, a wine village on a hill, and Altopascio are to the east.

Villas make up most of the listings, usually detached or semi-detached with three bedrooms and a garden, along with the odd apartment. Prices are moderate for this part of Tuscany, with most homes under €500,000 and larger villas somewhat higher.

Everyday Life and Getting There

Porcari has supermarkets, schools and shops, with Lucca providing hospitals and a wide choice of restaurants and culture. The town has a station on the railway between Lucca, Pistoia and Florence, and the A11 motorway runs close by. Pisa airport is the nearest, with Florence as an alternative, and the beaches of Versilia are within easy reach.

Buying in Porcari

On the plain, ask about drainage and any history of flooding, especially for houses with basements. For newer villas, check the energy certificate and the condition of systems such as heating and air conditioning. A local geometra can verify that the villa and any garage or outbuilding correspond to the cadastral plans and the permits filed with the comune.
