About Porto Rotondo

Property for Sale in Porto Rotondo, Sardinia
Porto Rotondo is a resort village on the Gulf of Cugnana, on the north-east coast of Sardinia in the Province of Olbia Tempio. It lies just south of the Costa Smeralda, within the comune of Olbia, and the homes for sale here are villas, houses and apartments close to the sea.
The Village and the Coast
The village was created from the 1960s around a sheltered marina, with low buildings in granite and pale render grouped around small squares and stepped lanes. The church of San Lorenzo, decorated inside with wooden sculptures by Mario Ceroli, is its best-known building. Around it, headlands of granite and maquis break the shore into small coves.

North along the coast, Porto Cervo is the centre of the Costa Smeralda, in the comune of Arzachena.
Property for Sale in Porto Rotondo
The choice here is small: an apartment, a semi-detached house and a detached villa, all with several bedrooms. This is a premium coastal market, with prices from about €1 million to several million euros.
Everyday Life and Getting There
The marina, restaurants and shops are busy from late spring to early autumn, and much of the village closes in winter. Olbia, a short drive south, provides supermarkets, schools and the hospital all year.

Olbia Costa Smeralda airport is nearby, with domestic flights and seasonal European routes. Ferries from the mainland dock at Olbia and Golfo Aranci, and a car is needed for everyday life.
Buying in Porto Rotondo
Homes in the village usually belong to a consortium that maintains roads, gardens and common areas, so ask for the yearly charges and the latest accounts. Sardinian coastal rules leave little room to enlarge a house near the shore.

A geometra should confirm that the home, together with any pool or added terrace, matches the plans held by the comune and the land registry. Sea air is hard on metal fittings and pool equipment, so allow for upkeep.
