Property for Sale in Radda in Chianti, Tuscany

Radda in Chianti stands on a ridge in the hills of Chianti Classico, between Florence and Siena, in the Province of Siena. It is surrounded by vineyards, olive groves and dense oak woods, and the properties for sale here are mostly country homes, wine estates and villas at the top of the Tuscan market.

The Village and Its History

Radda was one of the three original members of the medieval League of Chianti, together with Castellina and Gaiole, and it served as the league’s capital. Its compact centre still follows the line of the old walls, and the Palazzo del Podestà on the main square is decorated with the coats of arms of the officials who governed from it.

Wine is the main business of the area, and many of the surrounding farms and castles produce Chianti Classico under the black cockerel symbol. The village has restaurants, enotecas and small shops that serve both residents and the visitors who come for the wineries.

The Hamlets and Nearby Towns

The comune covers a wide stretch of high, wooded country with scattered hamlets and estates. Volpaia, a walled hamlet a short drive north of Radda, is one of the best preserved in Chianti, and the roads around it pass vineyards, abbeys and old farmhouses.

Castellina in Chianti lies to the west, and Gaiole in Chianti to the south-east. Further south, Castelnuovo Berardenga marks the southern edge of Chianti Classico, and Siena is the nearest city for shopping, hospitals and culture.

Property for Sale in Radda in Chianti

The listings here are mainly villas, country estates and farmhouses, many with vineyards, olive groves, pools and guest accommodation, plus a castle and a few apartments and houses in or near the village. Prices are high even for Tuscany: most country properties are offered at more than €800,000, many are priced around or above €2 million, and the largest estates with working wineries can exceed €10 million. Apartments in the village provide the main way in at a lower budget.

Everyday Life and Getting There

Radda has the essentials, including food shops, a pharmacy, bars and a post office, and larger supermarkets and services are found in Siena, Poggibonsi or the Greve valley. The village is busy with visitors from spring to autumn and quiet in winter.

The roads through Chianti are winding, so journeys take longer than distances suggest. Florence and Siena have the nearest railway stations, and the Florence-Siena dual carriageway is reached through Castellina. Florence airport is the closest, with Pisa offering more international flights.

Buying in Radda in Chianti

If an estate includes vineyards, confirm the registration of the vines for Chianti Classico, the state of the cellars and equipment, and whether there are staff or rental contracts that pass to the buyer. Tourist letting businesses need the right licences, which do not always transfer automatically.

Planning rules in the Chianti landscape are strict, and changes to farm buildings or new pools need approval. Ask a geometra who regularly works in Chianti to compare the cadastral data and every past building permit with the estate as it is today, and to flag any discrepancies before negotiations close.
