Property for Sale in Radicofani, Tuscany
Radicofani is a hilltop village in the far south of the Province of Siena, at the southern end of the Val d’Orcia near the border with Lazio. It is dominated by its fortress on a basalt hill visible for miles, and almost all of the property for sale here is farmhouses in the surrounding countryside.
The Village and the Fortress
The Rocca di Radicofani crowns the hill above the village, and its restored tower offers wide views across the Val d’Orcia, Monte Amiata and the hills of Umbria and Lazio. In the Middle Ages the castle was held by Ghino di Tacco, a gentleman outlaw mentioned by Dante and Boccaccio.
The village itself is built of dark local stone, with a Romanesque church, narrow lanes and small squares. Radicofani is a stage on the Via Francigena, the pilgrim route to Rome, and walkers pass through for much of the year.
The Val d’Orcia and Nearby Towns
The countryside around Radicofani is open and wild, with grazing land, wheat fields and clay hills, part of the Val d’Orcia UNESCO World Heritage landscape. Sheep farming is important here, and pecorino cheese is produced locally.
San Casciano dei Bagni, with its thermal springs, lies to the east. To the north are Castiglione d’Orcia, Pienza and San Quirico d’Orcia, and Sarteano is to the north-east.

Everyday Life and Getting There
Radicofani has small shops, bars and a pharmacy for daily needs, with larger supermarkets in Abbadia San Salvatore and Chiusi. The hospital at Abbadia San Salvatore and the facilities of Montepulciano are within reach.
The Via Cassia passes just below the village, and the A1 motorway is reached at the Chiusi–Chianciano Terme exit. Chiusi also has the nearest station on the main line between Florence and Rome. Florence and Rome Fiumicino are the main airports, with Perugia closer for some flights.
Buying in Radicofani
At this altitude winters can be cold and windy, with occasional snow, so check heating, insulation and access roads. In the Val d’Orcia, UNESCO and landscape rules strictly limit new building and changes to old farmhouses.
Small farmhouses may have been divided or partly converted over the years, so have a geometra verify that the property matches the land registry plans and that every change has been authorised by the comune.
