Property for Sale in Rapallo, Liguria

Rapallo is a seaside town on the Gulf of Tigullio, on the Riviera di Levante east of Genoa, in the Province of Genoa. A resort since the nineteenth century, it is also a real town with year-round life, and the listings here cover Rapallo and neighbouring Santa Margherita Ligure, where apartments and villas with sea views are in steady demand.

The Town and the Seafront

Rapallo’s seafront promenade runs along the bay, lined with palm trees, cafés and grand old hotels. At one end, a small sixteenth-century castle stands on the water, built to defend the town from pirate raids. Behind the front, the old centre has narrow streets of shops and arcades.

Above the town, a cable car climbs to the sanctuary of Montallegro, with views across the gulf. The hills behind Rapallo are terraced with olive trees and dotted with villas.

The Riviera and Nearby Towns

To the south, the coast road leads to Santa Margherita Ligure, an elegant resort with a harbour and villas on the hills, and on to Portofino at the tip of its headland. East along the gulf are Zoagli, known for its silk weaving, and the larger town of Chiavari. Genoa is within easy reach to the west.

Apartments are the most common type, many in older buildings or villas divided into flats, often with sea views or terraces and some with access to a pool. There are also several villas and a townhouse, mostly in Santa Margherita Ligure. This is a high-priced coastal market: almost all the homes listed are above €1 million, a typical apartment or villa costs between about €1.2 million and €2 million, and prices are driven by sea views and closeness to the waterfront.

Everyday Life and Getting There

Rapallo has a hospital, schools, supermarkets, a golf course and a busy marina, and the town stays open through the winter. Ligurian food is a draw in itself, with pesto, focaccia and fresh fish.

The station is on the coastal railway between Genoa and La Spezia, with frequent trains in both directions. The A12 motorway has an exit at Rapallo, and boats in summer run to Portofino, San Fruttuoso and the Cinque Terre. Genoa airport is the nearest, with Pisa and Milan as alternatives.

Buying in Rapallo

Hillside homes are often reached by steep, narrow roads or steps, and parking is scarce, so a garage or parking space adds real value. The Ligurian hills are prone to landslips in heavy rain, which makes drainage and retaining walls worth inspecting.

In apartment buildings, ask for the condominium accounts and any planned facade or roof works. A Ligurian geometra can check the land registry entry and the planning record so that terraces, attic rooms and other alterations are properly authorised.
