Property for Sale in San Ginesio, Le Marche
San Ginesio is a walled hill town in the Province of Macerata, facing the Sibillini mountains across a wide valley. Often called the balcony of the Sibillini, it has a medieval centre and a rural hinterland of farms, mills and small hamlets.
The Town and Its Surroundings
The town keeps much of its circuit of walls and towers. At its heart is the Collegiata church, whose facade combines Romanesque and late Gothic decoration, and the town is proud of Alberico Gentili, the Renaissance jurist born here. The surrounding countryside is a mix of farmland and woods, with streams descending from the mountains.
Penna San Giovanni is a neighbouring hill village, and the mountain town of Sarnano and the Lake of Fiastra are within reach for walking and winter skiing.
Property for Sale in San Ginesio
The listings are rural properties: a former mill, a farmhouse, a country estate and even a whole small hamlet with many bedrooms. Prices are moderate, generally between about €200,000 and €500,000, which can buy considerable space compared with many parts of Italy.
Everyday Life and Getting There
San Ginesio has shops, cafés and basic services, with Tolentino and Macerata providing supermarkets and hospitals. The dual carriageway along the Chienti valley links the area with the Adriatic coast and the A14 at Civitanova Marche. Ancona airport is the closest for international flights, with Perugia and Pescara as alternatives. A car is essential.
Buying in San Ginesio
San Ginesio was damaged in the 2016 earthquakes, so ask whether a building was affected, whether repairs were carried out and whether reconstruction grants are pending. For a mill, check water rights and the condition of channels. A geometra should review the cadastral records, permits and any post-earthquake documentation before you commit.
