Property for Sale in San Michele Salentino, Puglia

San Michele Salentino is a small farming town in the Province of Brindisi, in the countryside between the Itria valley and the Adriatic coast. Its land is a mix of olive groves, vineyards and dry-stone walls, dotted with trulli and old farmhouses.

The Town and Its Surroundings

The town is compact and low-built, with a main square, a parish church and streets of whitewashed houses. Around it, the countryside is flat to gently rolling, with the white villages of the hills visible to the north. Like much of this area, it has seen many ancient olive trees affected by disease in recent years.

San Vito dei Normanni and Carovigno lie towards the coast, while Ceglie Messapica and Ostuni, the best-known white town of the area, are a short drive into the hills.

Property for Sale in San Michele Salentino

The listings are country properties: restored trulli with pools, larger houses with a trullo alongside, and farmhouses to restore. Prices range from well under €50,000 for buildings needing complete renovation to around €600,000 for finished homes with pools.

Everyday Life and Getting There

The town has local shops and services, with larger supermarkets and hospitals in Francavilla Fontana, Ostuni and Brindisi. The beaches of the Adriatic coast are within easy reach. Brindisi airport is the closest, with Bari as an alternative, and Ostuni has a station on the Adriatic railway.

Buying in San Michele Salentino

Trulli and rural buildings are subject to landscape rules, and extensions are often limited, so check what can be added before buying a ruin. Country properties may have wells or water tanks instead of mains supply. Ask a geometra in the area to examine the cadastral records and permits, since rural outbuildings are sometimes not registered.
