Property for Sale in San Miniato, Tuscany
San Miniato is a hill town midway between Pisa and Florence, in the east of the Province of Pisa. Spread along a narrow ridge above the Arno valley, it is famous for its white truffles and offers villas set in the surrounding hills.
The Town and Its Surroundings
The historic centre runs along the ridge, with the cathedral, palaces and the tower of Frederick II, rebuilt after the war, at the highest point. Every November the town holds a well-known white truffle fair. Below, the newer districts of San Miniato Basso and Ponte a Egola stretch across the valley floor, while the hills to the south are wooded and gently rolling, with farms and olive groves.
Montopoli in Val d’Arno is just to the west, Palaia sits in the hills further south-west, and Santa Maria a Monte overlooks the Arno from the north bank.

Everyday Life and Getting There
San Miniato and its lower districts offer supermarkets, schools and services, and Empoli nearby has a hospital. The station at San Miniato–Fucecchio is on the Florence to Pisa line, and the dual carriageway between Florence and Pisa runs along the valley. Both Pisa and Florence airports are convenient.
Buying in San Miniato
In the historic centre, expect traffic restrictions and heritage rules. For villas in the hills, check driveways, drainage and any history of landslips on clay slopes. A geometra should establish that the villa and its outbuildings match the cadastral documents and the planning permissions before the preliminary contract.
