Property for Sale in Sant’Angelo in Pontano, Le Marche
Sant’Angelo in Pontano is a hill town in the south of the Province of Macerata, looking west to the Sibillini mountains and east across rolling farmland towards the Adriatic. The homes for sale here include country estates, farmhouses and villas spread across the surrounding hills.
The Town and the Hills Around It
The old centre stretches along a ridge, with brick houses, churches and small squares. The town is the birthplace of Saint Nicholas of Tolentino, the thirteenth-century friar, and keeps a strong link with his memory.

The countryside is a patchwork of wheat fields, sunflowers, vineyards and woods, with farmhouses on the hilltops. Nearby are the walled town of San Ginesio to the west and the hill village of Penna San Giovanni to the south.
Property for Sale in Sant’Angelo in Pontano
Country estates and a stone farmhouse make up most of the homes for sale, alongside a villa with a guest annex and pool. Prices vary widely: the cheapest is below €100,000, several properties sit around €300,000, and a large estate reaches well over €1.5 million.
Everyday Life and Getting There
The town has a few shops, bars and a pharmacy, while Tolentino, Sarnano and Macerata provide supermarkets and hospitals. The Sibillini national park is close for walking, and the beaches of the coast make an easy day trip.

Ancona airport is the nearest, with Pescara and Perugia as alternatives. The A14 motorway and the Adriatic railway run along the coast, and the dual carriageway through the Chienti valley links the inland towns to Civitanova Marche.
Buying in Sant’Angelo in Pontano
This part of Le Marche was shaken by the 2016 earthquakes. Ask the seller about any damage and repairs, and whether the works were completed and signed off.

Estates often come with farmland, outbuildings and shared access tracks. Before signing, have a geometra go through the cadastral maps, permits and boundaries so that every building and field is correctly recorded.
