Property for Sale in Santa Margherita Ligure, Liguria
Santa Margherita Ligure is a harbour town on the Gulf of Tigullio, on the eastern side of the Portofino promontory in the Province of Genoa. It is one of the most sought-after addresses on the Riviera di Levante, and the homes listed here are apartments and villas at the upper end of the Ligurian market.
The Town and the Portofino Coast
The town curves around its harbour, with pastel facades, a seafront promenade lined with palms and a fishing and yachting port. Villa Durazzo and its gardens stand on the hill above the centre, and the Abbey of La Cervara lies on the coast road towards Paraggi.
The road south leads past small coves to Portofino, while Rapallo is just to the north across the bay. Further along the gulf are Zoagli and Chiavari, and the hills behind are terraced with olive trees and footpaths into the Portofino Regional Park.
Property for Sale in Santa Margherita Ligure
Apartments are slightly more numerous than villas, and several are flats within period villas with shared gardens. Prices are high throughout: most homes sit between about €1.5 million and €2 million, and the finest villas go beyond that. Large family layouts are common, with four or five bedrooms.
Everyday Life and Getting There
This is a lively town all year, with shops, restaurants, schools, a market and, in season, boat services along the coast to Portofino and the Cinque Terre.
The station is on the coastal line between Genoa and La Spezia, and the A12 motorway is reached at the Rapallo exit. Genoa airport is the closest, with Pisa and Milan as alternatives.
Buying in Santa Margherita Ligure
Parking and garages are scarce and add real value, so confirm what is included. Older seafront buildings should be inspected for salt damage, damp and the state of shared facades, and condominium charges can be significant.
On the steep hillsides, look at access, terracing and retaining walls. Ask a geometra to compare the floor plans lodged at the land registry with the building as it stands, and to confirm that any past alterations were authorised by the comune.
