Property for Sale in Santa Maria a Monte, Italy

Property for Sale in Santa Maria a Monte, Tuscany

Santa Maria a Monte is a hill town in the lower Arno valley, in the north of the Province of Pisa, roughly midway between Pisa and Florence. It looks north over the plain towards Lucca, and its homes range from terraced village houses to large country villas.

The Town and Its Surroundings

The old centre is built in concentric rings of streets climbing to the top of the hill, where the remains of the medieval fortress and the main church stand. Below the town, the comune takes in flatter farmland and the village of Montecalvoli, which has its own small hilltop core.

Neighbouring towns include Bientina on the plain and Pontedera across the Arno, while San Miniato and Montopoli in Val d’Arno sit on the hills to the east.

The listings mix restored villas with pools, period country houses with outbuildings and land, and more modest terraced houses, including some in Montecalvoli Alto. Prices therefore vary enormously: a terraced house or apartment can cost a few hundred thousand euros, while the larger historic villas are priced at one to two million euros or more.

Everyday Life and Getting There

The town has everyday shops, schools and services, with larger supermarkets and a hospital in Pontedera and Empoli. Pisa, Lucca and Florence are all close enough for regular visits.

The FI-PI-LI dual carriageway linking Florence, Pisa and Livorno runs just south of the Arno. Pontedera and San Miniato have stations on the Florence to Pisa railway, and Pisa airport is the nearest, with Florence as a second choice.

Buying in Santa Maria a Monte

Large villas and farmhouses often come with outbuildings, pools and annexes added over several decades, and each needs to be legally authorised. Have a local geometra go through the planning history and the cadastral plans so that every structure on the property is accounted for.

Land on the plain near the Arno and its tributaries can be prone to flooding, so check the comune’s risk maps before buying in the lower areas.
