Property for Sale in Sarteano, Tuscany

Sarteano is a hill town in the south of the Province of Siena, on the lower slopes of Monte Cetona, looking east over the Val di Chiana and west towards the Val d’Orcia. Its countryside of olive groves, woods and farmland is a popular area for restored farmhouses, and these make up most of the properties listed here.

The Town and Its History

The old centre is built in a ring around a hill crowned by a medieval castle, with narrow streets, Renaissance palazzi and several churches. In August the town holds the Giostra del Saracino, a costumed joust with riders from the town’s districts.

Sarteano has a rich Etruscan past. Its archaeological museum displays finds from the area, and the Pianacce necropolis includes the Tomb of the Infernal Quadriga, known for its painted scene of a demon driving a chariot. The town also has natural spring-fed pools that have been used for bathing for centuries.

The Countryside and Nearby Towns

Around the town, the land rises towards the beech and chestnut woods of Monte Cetona and falls away to farmland in the valley. Isolated farmhouses, often with long views, sit along gravel lanes.

Cetona lies just to the south, Chianciano Terme with its spas is to the north, and Montepulciano, famous for its Vino Nobile, is beyond. Radicofani and its fortress overlook the Val d’Orcia to the south-west, and Chiusi, with its Etruscan museum, is close by to the east.

Farmhouses dominate the market here, many of them restored stone houses with pools, gardens and olive groves, alongside villas, a few houses and apartments, a palazzo and a country estate. Homes tend to be large, with four or more bedrooms common. This is a higher-priced market: few properties are offered below €500,000, most restored farmhouses fall somewhere between that and around €1 million, and estates and the largest villas reach several million.

Everyday Life and Getting There

Sarteano has food shops, bars, restaurants, a pharmacy and schools, and the larger supermarkets and hospital services are in Chiusi and Montepulciano. Many residents divide their time between here and abroad, but the town stays lived in throughout the year.

The A1 motorway exit at Chiusi-Chianciano Terme is close, and Chiusi station is on the railway between Florence and Rome, with regional and some faster trains. Florence, Rome and Perugia airports are all within reach, with Pisa a further option.

Buying in Sarteano

Restored farmhouses often have pools, annexes and converted barns added over time. Ask whether each of these was approved, and whether the pool has the necessary permit. If the property comes with a sizeable amount of land, check whether it is farmed, let to a neighbour, or subject to any agricultural or landscape constraints.

Before signing a preliminary contract, commission a geometra familiar with the Val di Chiana to verify the cadastral plans, the planning history and the boundaries, and to confirm that the building’s classification matches its current use as a home.
