Property for Sale in Sassetta, Tuscany

Sassetta is a small hill village in the south of the Province of Livorno, set among chestnut, oak and cork woods above the Etruscan Coast. It is one of the quietest places in the area, yet the sea is visible from its upper streets.

The Village and Its Neighbours

The village is built on a rocky spur, with a compact centre of stone houses and narrow lanes. The surrounding hills are thickly wooded and crossed by walking and riding trails, with olive groves and vineyards on the lower slopes.

Its neighbours are Suvereto, a medieval village known for its wines, and Castagneto Carducci to the north. Down on the coast are the beaches of San Vincenzo, and Campiglia Marittima sits on its own hill to the south.

The homes listed include stone farmhouses in the countryside, a village apartment and a villa. Prices are mid-range for coastal Tuscany: a typical farmhouse or apartment is around €300,000, while the largest property with land passes €1 million.

Everyday Life and Getting There

Sassetta has a few shops and bars, with supermarkets and other services in Venturina, Donoratico and San Vincenzo. Summer brings visitors to the coast, while the village itself stays peaceful.

The SS1 Aurelia dual carriageway runs along the coast below the hills. The nearest railway stations are at Campiglia Marittima and San Vincenzo, on the line between Rome and Pisa. Pisa airport is the closest, with Florence as an alternative.

Buying in Sassetta

Country houses here are often reached by unmade roads through woodland, so check access, the water source and how the house is heated. Wooded areas also carry fire-safety obligations for clearing vegetation around buildings.

Rural buildings sometimes have outbuildings converted without permission. A local geometra can match each building against the cadastral maps and planning files at the comune before you make an offer.
