Property for Sale in Terranuova Bracciolini, Tuscany

Terranuova Bracciolini is a town in the upper Valdarno, in the north-west of the Province of Arezzo, between Florence and Arezzo. It sits on the valley floor, with the slopes of the Pratomagno rising behind it.

The Town and the Valdarno

Terranuova was founded by Florence in the fourteenth century as a planned new town with a regular street grid, and it later added the name of the humanist Poggio Bracciolini, who was born here. Above the town, the clay cliffs known as the Balze give the landscape its unusual shape, with olive groves, vineyards and old villages on the terraces above.

Nearby are Loro Ciuffenna with its old mill and bridge, Castelfranco Piandiscò and the market town of Montevarchi across the Arno.

The listings are country properties: farmhouses, a villa and a large estate, many with numerous bedrooms and land. Prices are high, typically around €1.7 million to €1.8 million, with the largest estate priced far above that.

Everyday Life and Getting There

The town has supermarkets, schools and services, with a hospital in the Valdarno and more shopping in Montevarchi and San Giovanni Valdarno. Florence and Arezzo are both within easy reach.

The A1 motorway has a Valdarno exit close by, and Montevarchi station is on the Florence to Rome railway. Florence airport is the nearest, with Pisa as an alternative.

Large estates may include agricultural land, outbuildings and holiday accommodation, each with its own rules. The clay terrain around the Balze can be unstable, so look for signs of subsidence and check the comune’s landslide maps.

A Valdarno geometra should check every building on the estate against the cadastral survey and the planning records before you sign a preliminary contract.
