Property for Sale in Torrita di Siena, Tuscany
Torrita di Siena is a walled town in the Val di Chiana, in the east of the Province of Siena, between Montepulciano and Sinalunga. Its farmland, vineyards and olive groves stretch from the valley floor up towards the hills of the Val d’Orcia, and the market is made up mainly of farmhouses and country homes.
The Historic Centre
The medieval centre is still enclosed by its brick walls and entered through old gates, including Porta a Sole. Inside are a small main square with the town hall and the church of Santa Flora e Lucilla, and quiet streets of brick and stone houses. Each March the town holds the Palio dei Somari, a donkey race between its districts.
Homes in the centre are mostly apartments and town houses. Newer residential areas outside the walls offer detached and semi-detached houses with gardens.
Montefollonico and the Countryside
The comune also includes Montefollonico, a small fortified village on a hill to the south, with stone lanes, old churches and views over the Val d’Orcia and Val di Chiana. The countryside between the two is a mix of vineyards, olive groves, wheat fields and woods, with scattered farmhouses, many of them now restored as homes or holiday rentals.
Montepulciano and its Vino Nobile vineyards are just to the south-east, Sinalunga lies to the north, and Pienza and Trequanda are within a short drive to the west.
Property for Sale in Torrita di Siena
Farmhouses make up about half of the listings, some of them divided into apartments sharing a garden and pool, with the rest made up of houses, apartments and the odd villa or town house. Prices are in the upper-middle range: most properties are offered between roughly €700,000 and €1 million, and a few larger estates reach well beyond that.
Everyday Life and Getting There
Torrita has supermarkets, schools, a pharmacy and a weekly market, and the hospital of the Val di Chiana at Nottola is close by. Local food and wine are a strong draw, with Vino Nobile di Montepulciano produced next door, Chianina beef raised in the valley and olive oil pressed locally each autumn.
The station is on the railway between Siena and Chiusi. The A1 motorway is reached at the Valdichiana exit near Bettolle, which also connects with the dual carriageways to Siena and Perugia. Florence and Perugia are the most convenient airports, with Rome and Pisa further away.
Buying in Torrita di Siena
Farmhouses converted into several apartments share land, pools and access, so ask for the condominium rules and running costs. Rural buildings are subject to landscape rules, which limit extensions, new outbuildings and changes of use. On the clay soils of the valley, check for cracks or movement in older walls.
Make sure a geometra from the Val di Chiana goes through the cadastral records and building permits, so that what is on paper agrees with what is on the ground before you sign.
