Property for Sale in Tremezzina, Lombardy
Tremezzina is a comune on the western shore of Lake Como, in the Province of Como. It was created in 2014 by merging the lakeside villages of Lenno, Mezzegra, Ossuccio and Tremezzo, on one of the most sought-after stretches of the lake.
The Villages and the Lake
The comune faces Bellagio across the water and includes some of Lake Como’s best-known sights. Villa Carlotta in Tremezzo is famous for its gardens, Villa del Balbianello stands on the Lavedo point near Lenno, and the small Isola Comacina lies off Ossuccio. Above the lake, the Sacro Monte di Ossuccio is part of a UNESCO-listed group of chapels.
Further north is Menaggio, while Cernobbio and Como are to the south.

Most of the listings are apartments, often in period villas or small complexes with gardens or pools and lake views, together with a villa. Prices start at around €350,000 for an apartment and reach about €1 million.
Everyday Life and Getting There
The villages have shops, cafés and restaurants, with larger supermarkets and services in Menaggio and Como. Ferries cross to Bellagio and Varenna, and the lake road, the Regina, runs along the shore.
The nearest railway station is in Como, with connections to Milan. Milan Malpensa, Linate and Bergamo airports are all within reach, as is Lugano in Switzerland.
Buying in Tremezzina
Lake Como’s shoreline is protected, so changes to facades, gardens and boathouses need landscape approval. Parking is scarce, and some homes are reached only by steps or narrow lanes.
In apartment buildings, ask for the condominium rules and the costs of shared gardens and pools. Ask a geometra to compare the flat with its cadastral plan and its planning history before you agree a price.
