Property for Sale in Ventimiglia, Liguria
Ventimiglia is the last Italian town on the coast before the French border, at the mouth of the Roia river in the Province of Imperia. The homes listed here are villas in the hills and apartments near the sea, with Monaco and the Côte d’Azur close by.
The Town and Its Hills
The town has two faces: the modern centre on the flat land by the river, known for its large Friday market, and Ventimiglia Alta, the medieval old town on the hill to the west, with its cathedral and steep lanes. The remains of the Roman town of Albintimilium lie to the east.
Towards France, the coast passes the hamlet of Latte, the Hanbury Botanical Gardens at La Mortola and the prehistoric caves of the Balzi Rossi. Inland, the Roia valley leads to Airole, and the Nervia valley to Dolceacqua. Bordighera and Sanremo lie to the east along the Riviera.
Property for Sale in Ventimiglia
Villas form the larger share, typically detached homes with land, pools and sea views in the hamlets above the town, alongside a couple of apartments near the coast. Prices are high for the area, with most listings between roughly €1.6 million and €2 million.
Everyday Life and Getting There
Ventimiglia is a working border town with supermarkets, schools, a hospital and plenty of cross-border traffic.
The station has trains along the Italian Riviera towards Genoa and into France towards Nice, plus the line up the Roia valley. The A10 motorway runs just behind the town, and Nice airport is the nearest international hub.
Buying in Ventimiglia
For hillside villas, check the access road, water supply, drainage and any landslide classification of the land. Properties near the river mouth and the seafront should be examined for damp and flood risk.
Before committing, get a geometra to look through the cadastral maps and the comune’s building permits, so you know that the pool, outbuildings and any extensions are all legally recorded.
