Property for Sale in Viareggio, Tuscany
Viareggio is the largest seaside town of the Versilia coast, in the Province of Lucca, with long sandy beaches, a busy harbour and the Apuan Alps rising behind it. It is a year-round town as well as a resort, and the properties for sale here are mainly apartments, with a few villas and townhouses.
The Town and the Seafront
Viareggio grew as a seaside resort in the late nineteenth and early twentieth centuries, and its seafront promenade, the Passeggiata, is lined with Liberty-style buildings, cafés, hotels and shops. Behind it, the town is laid out on a regular grid of streets, with residential areas of villas and apartment buildings.
The town is famous for its Carnival, one of the largest in Italy, with giant papier-mâché floats paraded along the seafront in February. The harbour and the Darsena area are home to shipyards building luxury yachts, as well as fishing boats and pleasure craft.
Torre del Lago and Nearby Towns
To the south, the town is bordered by pine woods, and the district of Torre del Lago lies on Lake Massaciuccoli. The composer Giacomo Puccini lived there, and his villa is now a museum. A summer opera festival dedicated to his works is held by the lake.
To the north, the beaches continue towards Camaiore, Pietrasanta and Forte dei Marmi, while Massarosa lies just inland. Lucca, with its Renaissance walls, is a short drive away.
Property for Sale in Viareggio
Apartments account for most of the listings, many with two or three bedrooms and some close to the sea, along with a villa, a townhouse and a commercial property. Prices are relatively high, reflecting the location on the Versilia coast: few properties are priced below €550,000, many apartments sit between that and around €1.5 million, and the most expensive homes reach about €2.5 million.
Everyday Life and Getting There
Viareggio has everything for year-round living, including a hospital, schools, supermarkets, markets and a wide choice of restaurants. The beaches are busy in summer, when the beach clubs open, and the town remains lively in winter, especially during Carnival.
Viareggio station is on the coastal railway between Pisa and Genoa, with a branch line to Lucca and Florence. The A12 motorway runs just inland, with connections to the A11 towards Lucca and Florence. Pisa airport is close, with Florence as an alternative.
Buying in Viareggio
For apartments, ask for the condominium accounts and details of any planned works, and check the energy rating and the condition of shared areas. Near the sea, look for damp and corrosion on balconies and fittings.
If you plan to let the property to holidaymakers, find out the local rules on short-term rentals and registration. As with any purchase in Italy, use a geometra to verify that the apartment or villa matches the plans held by the cadastre and the comune before you sign the preliminary agreement.
