Refurbished trulli estate with swimming pool, Castellana Grotte – court auction 10 Dec 2026

Inside you will find two connected rooms, a bedroom, bathroom, kitchen and utility room, in a good state of repair and with working installations.

The property also includes two outbuildings (Bene 2, totalling approximately 66 m² gross) on a separate but directly adjacent, walled plot of nearly 910 m². These buildings have also been renovated and are in good condition. One of the outbuildings has been converted into a guest house without planning permission.

Both buildings have been renovated and are well maintained, but there are some cadastral and licensing issues:

• no energy certificate,
• no certificate of habitability,
• a non-standard cadastral survey (different shape/layout);

two unpermitted wooden structures that must be demolished.

The estimated costs for regularisation are budgeted at €15,200.
