Property for Sale in Lecco, Lombardy

The Province of Lecco occupies the eastern shore of Lake Como and the mountains behind it, from the city of Lecco at the southern tip of the lake’s eastern branch to Colico at its northern end. South of the city, the land opens out into the green hills of the Brianza and the valley of the Adda.

It is a small province with a great deal of variety. Lakeside villas, apartments in old fishing villages and houses with lake views sit at the upper end of the market, while the mountain valleys and the Brianza offer stone village houses, farmhouses and family homes in a quieter setting, within commuting distance of Milan.

Lecco and the Southern Lake

Lecco stands where the lake narrows back into the river Adda, beneath the jagged peaks of the Resegone and the Grigne. It is the setting of Alessandro Manzoni’s novel The Betrothed, and the city has a lakeside promenade and good shops and services. Property here is mostly apartments and townhouses, with villas on the hillsides above.

Along the shore to the north, Abbadia Lariana and Mandello del Lario, home of the Moto Guzzi motorcycle factory, offer apartments and houses between the lake and the mountains.

Varenna, Bellano and the Upper Eastern Shore

Varenna is one of the best-known villages on Lake Como, with steep lanes, the gardens of Villa Monastero and a ferry crossing to Bellagio and Menaggio. Lierna, Perledo and Bellano, known for its gorge, follow the shore northwards. Property in these villages ranges from apartments in historic buildings to villas with gardens and, occasionally, direct access to the water.

Further north, Dervio, Dorio and Colico have a more relaxed atmosphere, with beaches, sailing and windsurfing. Colico sits at the top of the lake near the Pian di Spagna nature reserve and the gateway to the Valtellina, and the hillsides here have stone farmhouses and rural homes as well as lakeside houses.

Valsassina and the Mountains

Behind the lake, the Valsassina climbs from Ballabio towards Barzio, Introbio and Premana. It is a valley of pastures and dairy farming, known for its cheeses, with skiing and walking at the Piani di Bobbio and Piani di Artavaggio. Typical property is stone and timber village houses, mountain chalets and old farm buildings, usually much cheaper than equivalent homes on the lake.

The Brianza and the Adda Valley

South of Lecco, the Brianza is a landscape of rolling hills, small lakes such as Annone and Garlate, and villas once used as country retreats by Milanese families. The Montevecchia and Curone Valley park preserves terraced hills and woodland. Along the Adda, Brivio, Imbersago with its hand-operated ferry and Paderno d’Adda with its iron bridge lie in a protected river park. Homes here include detached houses, apartments and restored farmhouses close to Milan.

Property and Lifestyle in Lecco Province

Lecco, Merate and the larger lake villages provide hospitals, schools and year-round services. Smaller lake villages are busy in summer and quieter in winter, while the Valsassina has a strong local community and its own winter season.

Lake life is the main attraction: ferries, swimming, sailing and lakeside walking along the Sentiero del Viandante path. Climbing and hiking on the Grigne and Resegone are popular, and the Brianza offers cycling and easy access to Milan for work.

Short-term lets are common on the lake. Buyers planning to rent out a property should check the regional and municipal registration rules before purchase.

Airports and Transport Connections

Milan Bergamo airport is the closest to most of the province, with Milan Linate and Milan Malpensa also within reach.

The SS36 dual carriageway runs from Milan through Lecco and along the eastern shore in tunnels to Colico, continuing towards the Valtellina. The railway from Milan reaches Lecco and continues along the shore through Varenna and Bellano to Colico, with connections to Sondrio and Chiavenna.

Buying and Renovating Property in Lecco Province

Lakeside and hillside homes often have steep access, limited parking and garden terraces supported by old retaining walls. Check access for vehicles, the condition of walls and any rockfall or landslide risk on the slopes above. Properties close to the water should be assessed for lake flooding, and moorings or private landings may depend on separate state concessions.

Much of the lake shore is subject to landscape protection, so external alterations, extensions and pools need specific approval. In Lecco province, as elsewhere in Italy, have a geometra confirm that what you are buying matches the cadastral and planning documents. Mountain houses in the Valsassina should be checked for winter road access, heating and insulation.

From lakeside villas around Varenna and Bellano to stone houses in the Valsassina and family homes in the Brianza, the Province of Lecco combines Lake Como living with quick connections to Milan.
