Property for Sale in Modena, Emilia-Romagna

The Province of Modena stretches from the plain north of the city, close to the river Po, southwards through vineyard hills to the main ridge of the Apennines at Monte Cimone, the highest peak in the northern Apennines. The city of Modena lies on the Via Emilia between Bologna and Reggio Emilia, and the province is known for balsamic vinegar, Lambrusco and the car makers of Maranello.

The homes for sale on this site are mainly in the Modena Apennines, in the upper valleys of the Secchia and the Dragone. Stone houses and farmhouses make up most of the listings, with the occasional villa or country estate, and prices are generally low: most homes are offered for well under €200,000, and several cost less than €100,000.

Montefiorino and the Dragone Valley

Montefiorino has the widest choice of homes in the province on this site. The village is built around a medieval fortress, the Rocca, which houses a museum of the partisan republic of Montefiorino, a free zone set up in these mountains in 1944. Its hamlets are scattered across hillsides of woods and pasture above the Secchia and Dragone valleys.

Palagano, next door, has similar small villages and farm properties. Typical homes are stone houses with barns, cellars and some land, many of them in need of renovation.

Frassinoro and the High Apennines

Frassinoro lies higher up, towards the Tuscan border, where the valleys close in beneath forested ridges and the Radici pass leads over to the Garfagnana. The village grew up around a Benedictine abbey founded in the eleventh century, and the surrounding area is good walking country, with beech woods, mountain lakes and summer pastures.

Mountain houses here are built for snow, with thick stone walls and steep roofs, and many come with outbuildings or land.

Serramazzoni, Polinago and the Middle Hills

Lower down, Serramazzoni and Polinago lie in the hills between the plain and the mountains, closer to Modena and Maranello. This is a landscape of fields, chestnut woods and scattered farmhouses, with country homes that are within reach of the city for everyday services. Further east, the ski resorts of Sestola and Fanano lie beneath Monte Cimone.

Property and Lifestyle in Modena Province

Modena itself has a cathedral, the Ghirlandina bell tower and the Piazza Grande, which together form a UNESCO World Heritage Site, as well as a university and a lively market. Pavullo nel Frignano is the main service town of the Apennines, while smaller villages may have only a bar and a grocery shop.

The province’s food is famous: traditional balsamic vinegar of Modena, Parmigiano Reggiano, Lambrusco, tortellini and tigelle, the small flatbreads of the hills. The mountains offer walking, mushroom gathering and skiing on Monte Cimone.

Airports and Transport Connections

Bologna airport is the main international airport for the province and is the most practical for the Apennine villages. Milan, Verona and Pisa airports are alternatives depending on flights.

Modena lies on the A1 motorway between Milan and Bologna, where the A22 to Verona and the Brenner pass begins. The city has frequent trains to Bologna and Milan, and the high-speed station at Reggio Emilia is close by. Mountain roads lead up the Secchia valley to Montefiorino and Frassinoro, and a car is essential in the Apennines.

Buying and Renovating Property in Modena Province

Many rural homes in the Apennines need substantial work, so have a local surveyor (geometra) check that the property matches its cadastral and planning records and estimate the cost of roofs, insulation, heating, wiring and plumbing.

Emilia-Romagna has a seismic history, both in the Apennines and on the plain north of Modena, which was struck by earthquakes in 2012. A structural assessment is advisable for older stone buildings. The clay slopes of the Modena Apennines are also prone to landslides, so check the stability of the site and its classification in the local plans.

For mountain homes, confirm winter access and snow clearance, the water supply and septic systems, and whether barns can legally be converted.

From village houses around Montefiorino to mountain homes in Frassinoro, the Province of Modena offers affordable Apennine property within reach of one of Italy’s great food cities.
