Listing tips for agents

Buyers on Realpoint Property search by location, price and size, compare photos, and read your listing in their own language. These eight tips help your properties show up in more searches, look their best and bring you more enquiries. Most take a minute to get right.

1. Fill in the key facts as fields

Enter the price, bedrooms, bathrooms, floor area and land area (in m²) in their own fields, not only in the description. These fields power the search filters and the facts shown at the top of every listing. A property with no bedrooms set won’t appear when a buyer searches for “3+ bedrooms”, even if the description says it has four.

2. Give each property a map location

Add the latitude and longitude (in your feed, or by placing the pin on the listing form). It doesn’t have to be the exact house: a point nearby, such as the nearest road or hamlet, is fine if you prefer to keep the address private. Without a location, the property is placed on the town centre together with every other listing in that town, and buyers browsing the map can’t see where it really is.

3. Write a proper title

The title is the first thing buyers read in search results. Describe the property and where it is, for example “Stone farmhouse with pool near Cortona”. Avoid titles that are only a reference code or a single word.

4. Lead with your best photo

  • The first photo is the one shown in search results, so make it your best exterior shot.
  • Use landscape photos at least 1200px wide, so they stay sharp on large screens.
  • Keep text and watermarks away from the middle of the picture; a small logo in a corner is fine.

5. Open the description with the highlights

Start with a short paragraph of 2–3 sentences covering the main selling points: the setting, the views, the land, what makes the property special. On the listing page the description shows its first ~120 words, then a “Read more” link, so the opening is what most buyers read.

Links typed into a description (for example “http://www.example.com”) can’t be clicked and look untidy. Buyers contact you through the enquiry button on every listing, so the link isn’t needed.

7. Write your agency profile in English

Realpoint is read in many languages. Text written in English is translated automatically into the site’s other languages, but a profile written only in Italian stays in Italian on every version of the site.

Use a logo of at least 300×300 pixels, PNG or JPG, so it looks crisp on your agency page and next to each of your listings.
