Property for Sale on Lake Como, Lombardy
Lake Como is a long, narrow lake in Lombardy, shaped like an upside-down Y, with steep wooded mountains rising straight from the water. Its shores are lined with historic villas, terraced gardens and small towns of painted houses, and it is one of the deepest lakes in Europe.
The western shore and the Como branch belong to the Province of Como, while the eastern shore and the branch towards Lecco belong to the Province of Lecco. Homes for sale include apartments in lakeside towns and restored villas, village houses on the hillsides, and detached villas with gardens and lake views. Waterfront properties with their own access to the lake are rare and sought after.
Como and the Southern Western Shore
The city of Como sits at the southern tip of the western branch, with a historic centre, a lakeside promenade and good rail links to Milan. North of the city, Cernobbio, Moltrasio, Carate Urio and Laglio follow the shore, where narrow roads, stepped lanes and houses built into the slope are typical.
Tremezzina and the Central Lake
The central western shore around Tremezzina, which includes Lenno and Tremezzo, is known for gardens such as Villa Carlotta and Villa del Balbianello. Opposite lies Bellagio, on the point where the lake divides, and further north Menaggio has a lively waterfront and a road west to Lake Lugano and Switzerland. This stretch has some of the lake’s most admired views and a strong demand for holiday homes.
The Upper Lake
North of Menaggio the lake widens and the atmosphere becomes quieter. Towns such as Dongo, Domaso and Gravedona ed Uniti have more space, beaches and sailing, with village houses and apartments often priced lower than on the central lake.
Living on Lake Como
Ferries and hydrofoils connect the main towns, which is often quicker than the winding lakeside roads. The lake towns have shops, restaurants and services for daily life, while Como, Lecco and Milan provide hospitals, international schools and larger shopping. Summers are warm and busy with visitors; winters are mild by the water and quieter, with some businesses closing in the low season.
Getting There
Milan Malpensa, Milan Linate and Bergamo airports are all within around an hour to an hour and a half of Como by road. Trains run from Como and Lecco to Milan, and from Lecco along the eastern shore to the upper lake. Switzerland and Lugano are only a short drive from Como and Menaggio.
Buying a Home on Lake Como
Parking and road access are important questions on the steep shores, as many houses are reached on foot or by narrow lanes. Moorings, boathouses and lakeside strips are often on state-owned land held under concession, so check what is included. Historic villas may be subject to heritage protection, and a local geometra should check the cadastral and planning records before a preliminary contract is signed.
Lake Como combines dramatic scenery, historic towns and easy access to Milan, with homes ranging from compact apartments to grand lakeside villas.
