Property for Sale on Lake Garda

Lake Garda is the largest lake in Italy, stretching from the plain near Verona north into the mountains of Trentino. The wide southern basin is surrounded by gentle hills, vineyards and olive groves, while the narrow northern end is enclosed by steep cliffs and mountains. Its mild climate allows olives, lemons and palms to grow far further north than usual.

The lake is shared by three regions: the western shore belongs to Lombardy (Province of Brescia), the eastern shore to Veneto (Province of Verona) and the northern tip to Trentino. Homes for sale include apartments in lakeside towns and residences with pools, villas with gardens and lake views, and houses in the hills and wine country behind the shore.

The Southern Shore

Desenzano del Garda is the largest town on the lake, with a lively harbour, shops and a railway station on the Milan to Venice line. Nearby Sirmione stands on a narrow peninsula with its moated castle and Roman remains, and Peschiera del Garda and Lazise lie on the Veneto side. This is the busiest and most accessible part of the lake.

The Western Shore

North of Desenzano, the Valtenesi hills around Padenghe sul Garda, Moniga and Manerba are known for vineyards and views. Salò and Gardone Riviera have elegant waterfronts and historic villas, and Toscolano Maderno, Gargnano and Limone sul Garda follow a steeper, quieter shore with lemon houses and mountain views.

The Eastern and Northern Shore

On the Veneto side, Bardolino and Garda are surrounded by vineyards producing Bardolino wine, while Malcesine sits below Monte Baldo, reached by cable car. At the northern end, Riva del Garda and Torbole are popular for windsurfing and sailing, with the mountains of Trentino close by.

Living on Lake Garda

Ferries connect the towns around the lake, and there are beaches, marinas, cycle paths and walking trails in the hills. The southern towns have good shops, schools and hospitals, and Verona, Brescia and Trento provide larger city services. Summers are busy with visitors, especially on the southern and eastern shores, while winters are quieter.

Getting There

Verona airport is around half an hour from the southern shore, with Brescia, Bergamo, Milan and Venice airports also within reach. The A4 motorway and the Milan to Venice railway run just south of the lake, with stations at Desenzano and Peschiera, and the A22 motorway runs along the valley east of the lake towards Trento and the Brenner Pass.

Buying a Home on Lake Garda

Check whether a property is in a residential complex with shared costs, as many apartments and villas around the lake are. Lake access, moorings and beach areas are often on state-owned land under concession. Landscape protection rules can limit extensions and pools, so a local geometra should check the planning and cadastral records before signing.

Lake Garda combines a mild climate, wine country and good transport links, with homes from lakeside apartments to villas in the hills of three regions.
