Property for Sale in Grottammare, Le Marche

Grottammare is a seaside town on the southern Adriatic coast of Le Marche, in the Province of Ascoli Piceno. With neighbouring San Benedetto del Tronto it forms the Riviera delle Palme, named for the palm trees that line its long seafront.

The Town and the Riviera

The town has two distinct parts. On the hill above the sea is the old village, Grottammare Alta, a medieval centre of narrow lanes, small squares and views along the coast. Below it, the modern town stretches along the shore, with a palm-lined promenade, sandy beaches, beach clubs and early twentieth-century villas.

Inland, the countryside rises into the hills of the Piceno, with olive groves, vineyards and small hill towns, and the city of Ascoli Piceno with its travertine squares is reached through the Tronto valley.

Property for Sale in Grottammare

All of the homes listed here are apartments, many of them on the seafront or with sea views, including penthouses with terraces. These are modern, high-end flats: prices are mostly between about €550,000 and €900,000, with the top properties reaching close to €1.5 million.

Everyday Life and Getting There

Grottammare has supermarkets, schools, restaurants and markets, and San Benedetto next door provides a hospital and a wider choice of shops. The promenade is busy in summer, while the town keeps a resident population all year.

Grottammare has a station on the Adriatic railway, and the A14 motorway has an exit at the edge of town. Ancona and Pescara airports are both within reach, with Rome further away.

Buying in Grottammare

For seafront apartments, ask about condominium fees, maintenance of shared areas and any planned works, and check for salt damage to balconies and metal fittings. New buildings should have energy certificates and builders’ guarantees.

The Piceno area is seismic, so ask about the building’s structural compliance. A geometra can confirm that the floor plan, terraces and parking spaces match the cadastre and the building permits before the deed is signed.
