The terracotta flooring, natural stone walls, and exposed wooden beams immediately set the tone for this 1,000 sqm villa: a spacious, intricate property where materials and light create a welcoming and measured atmosphere. The gray marble fireplace with carved wooden details becomes one of the most recognizable features of the interiors, along with a second area featuring an inset fireplace with brick finish, white walls, and soft curved lines. The result is a home that combines presence and warmth, with spaces capable of accommodating daily life as well as gatherings, always with a sense of continuity and tranquility.
The spaces unfold with significant dimensions and a layout that includes 5 rooms, 11 bedrooms, and 3 bathrooms, making the property particularly appealing to those seeking a grand residence or a home suitable for generously hosting family and friends. The villa also features a private garden, fireplace, and parking space, elements that enhance the practicality of the ensemble without detracting from the character of the house. Outside, the narrative continues with lawns, stone-paved areas, and a raised wooden terrace with masonry structure and terracotta decorations, designed as a natural extension of the interiors. The presence of olive trees, flowering plants, and pink roses accompanies the journey through the greenery, while the stone house with wooden finishes and tiled roof fits seamlessly into the setting. The described furnishings, classic and measured, interact with these volumes without overwhelming them: wooden bookshelves, fabrics, soft lighting, and decorative details contribute to giving the spaces a lived-in and composed character.
Days here easily find their rhythm between the villa’s rooms and the open spaces of the private garden. A coffee by the fireplace in cooler seasons, an outdoor lunch on the stone-paved area, the slow time of reading under the umbrella, or the simple pleasure of lingering among the greenery and olive trees: every environment seems to invite full but never ostentatious use of the house. The setting, quiet and immersed in greenery, adds a dimension of privacy that makes the relationship with the outdoors and the surrounding hilly landscape even more natural.
This villa in Pian di San Bartolo-Trespiano, in the province of Florence, combines rare dimensions, a strong continuity between interiors and exteriors, and material details that clearly define its identity. It is a property that can balance the role of a grand private residence, maintaining an authentic connection with Tuscany and a setting characterized by tranquility, greenery, and spaces to be enjoyed with ease.
