Property for Sale in Villa Minozzo, Emilia-Romagna

Villa Minozzo is a mountain comune in the Apennines in the south of the Province of Reggio Emilia, reaching up to the ridge that separates Emilia from Tuscany. It is made up of dozens of small stone villages spread across wooded valleys, and it is one of the places in northern Italy where old mountain houses can still be bought for very little.

The Mountains and the Villages

The village of Villa Minozzo itself is the administrative centre, with the town hall and the main services. Around it, the comune climbs through chestnut and beech woods and high pastures towards Monte Cusna, one of the highest peaks of the northern Apennines, much of it within the Tuscan-Emilian Apennines National Park.

The listings here cover the wider comune, where houses stand in hamlets of a few families, often built of grey stone with stone or tile roofs, barns and small plots of land. Febbio, high on the slopes of Monte Cusna, has a small ski area and is a base for walking in summer.

Nearby Towns

To the north-west, Toano is another hill comune with a large number of inexpensive houses on the market, and Carpineti, with its medieval castle, lies further north.

Castelnovo ne’ Monti, below the distinctive flat-topped rock of the Pietra di Bismantova, is the main town of the Reggio Apennines for shops, schools and the hospital. The city of Reggio Emilia, on the plain, is the provincial capital, and this is the home territory of Parmigiano Reggiano cheese.

Houses make up most of the listings, mainly village houses in the hamlets, together with a couple of rustic farmhouses. Prices are very low: most homes are below €100,000.

Everyday Life and Getting There

The main village has shops, a pharmacy and a school, and the smaller hamlets usually have no services, so most daily needs mean a drive to Villa Minozzo or Castelnovo ne’ Monti. Life is quiet, especially in winter, and the area suits buyers who enjoy walking, mountain scenery and village life.

The roads into the mountains from Reggio Emilia are winding, and a car is essential. Reggio Emilia has a high-speed railway station on the line between Milan and Bologna. Bologna airport is the most convenient, and Parma airport is an alternative.

Buying in Villa Minozzo

At this altitude winters are cold and snowy, so check how the road to the house is cleared, how it is heated and how well the roof and walls are insulated. Old stone houses often need structural work, and the Apennines are a seismic area, so plan any renovation with an engineer.

Many mountain houses have passed down through families and may have several co-owners or old, unclear boundaries. Before you commit, commission a geometra from the Reggio Apennines to trace the ownership, the land parcels and the cadastral and planning records.
