Property for Sale in Toano, Emilia-Romagna
Toano is a mountain comune in the Apennines of the Province of Reggio Emilia, made up of small villages spread across the hills above the Secchia valley. It is one of the more affordable parts of the Reggio Apennines, with stone village houses and old farmhouses offered at modest prices.
The Village and Its Surroundings
The main village sits on a ridge with views across the valleys to the higher peaks of the Reggio Apennines. On the hill above it stands the Romanesque parish church of Santa Maria in Castello, one of the oldest churches in the area.
The countryside is a mix of chestnut and oak woods, meadows and small fields, with hamlets of grey stone houses scattered along the slopes. This is dairy country, and milk from the area goes into Parmigiano Reggiano.
The Villages Around Toano
The listings here cover the village of Toano and the many hamlets within the comune, from houses in small village centres to isolated farmhouses with land. Each hamlet tends to have its own church and a handful of houses, and some are home to only a few families through the winter.
Neighbouring Villa Minozzo lies higher up towards the main Apennine ridge and the ski area of Febbio, while Carpineti, with its castle linked to Matilda of Canossa, is just to the east across the valley.
Property for Sale in Toano
Village houses make up the large majority of homes for sale, often semi-detached or terraced stone buildings with three bedrooms, together with a few farmhouses, apartments, villas and a plot of land. Most homes are priced below €100,000, with only the occasional larger villa going higher. Several are older houses that need updating.
Everyday Life and Getting There
Toano has a few shops, bars and a pharmacy, with larger supermarkets and services in Castelnovo ne’ Monti. The city of Reggio Emilia has a hospital, a university and a wide choice of shops.
Reggio Emilia is reached by winding mountain roads, and its Mediopadana station has high-speed trains to Milan, Bologna and Florence. The nearest airports are Bologna and Parma, with Milan Linate and Bergamo further away.
Buying in Toano
Winters at this altitude bring snow and ice, so check that the access road is cleared by the comune and that heating and insulation are adequate. Older stone houses may suffer from rising damp and need new roofs, and the area is seismic, so get a structural survey before buying.
Mountain houses are sometimes owned by several heirs or registered in old family names. Ask your notary to confirm clear title, and have a geometra compare the house and land with the registry maps and the comune’s planning archive.
