Property for Sale in Ceglie Messapica, Puglia

Ceglie Messapica is a hill town in the north-west of the Province of Brindisi, on the southern edge of the Valle d’Itria. Its countryside of olive groves, dry-stone walls and trulli has made it a popular area for buyers looking for a rural home in Puglia within reach of the Adriatic coast.

The Town and Its History

The town takes its name from the Messapians, the people who lived in this part of Puglia before the Romans, and traces of their stone walls survive in the countryside. The old town climbs to the ducal castle and the main church, with whitewashed lanes, courtyards and stairways.

Ceglie has a strong reputation for food, with many restaurants, a cookery tradition based on local vegetables, olive oil and lamb, and the biscotto cegliese, an almond and cherry biscuit protected as a Slow Food presidium.

The Countryside and Nearby Towns

Around the town the land is divided into small farms and contrade, with trulli, the stone-vaulted houses called lamie, and old masserie, the fortified farmhouses of Puglia. Much of the property for sale is in this countryside rather than in the town.

Ostuni, the white town on its hill, is to the north-east, and Cisternino lies to the north in the heart of the Valle d’Itria. San Michele Salentino is a short drive east, and Carovigno is nearer the coast and the Torre Guaceto nature reserve.

The listings are varied: villas, farmhouses, trulli, a masseria, a townhouse and a historic palazzo in the centre. Several are projects to develop, such as old farmhouses or trulli sold with approved building plans. Prices are mid-range for the area: some smaller homes and renovation projects are below €150,000, many properties fall between about €150,000 and €400,000, and the most expensive is around €1 million.

Everyday Life and Getting There

Ceglie has supermarkets, schools, a weekly market and medical services, and Ostuni, Martina Franca and Francavilla Fontana are close by for more. The Adriatic beaches around Torre Canne and Torre Guaceto are easy to reach by car, and the Ionian coast is within reach to the south.

Brindisi airport is the nearest, and Bari airport has more international routes. Ceglie has a station on the local Sud Est railway, while Ostuni has trains on the main line along the Adriatic coast. A car is essential in the countryside.

Buying in Ceglie Messapica

Trulli and lamie are protected traditional buildings, so restoration and extensions must follow strict rules, and new building on farmland usually depends on the size of the plot. If a property is sold with approved plans, check that the permit is still valid, what it covers and when work must start.

Many olive groves in the province have been affected by Xylella, a disease that has killed large numbers of trees, so look at the condition of the trees and ask about replanting. Ask too how the house gets its water: mains supply, a private well or a rainwater cistern. A local geometra can confirm that the trullo and any later additions are correctly recorded at the land registry and in the planning files.
