A historic venue with stone vaults in the heart of a Tuscan village Ref. CET470 In the heart of Cetona, a medieval village nestled at the foot of the mountain that bears its name, the main square widens gently uphill amongst honey-coloured buildings and outdoor cafés, beneath the watchful eye of the fortress. It is here, with a door opening directly onto the cobbled street, that you’ll find a 17th-century commercial property of rare charm, built partly within the village’s ancient walls and preserving, behind its threshold, the coolness and silence of the stone.
Architecture that tells the story of the centuries Once through the entrance, the rooms unfold beneath original stone and exposed brick vaults, which lend each room a cosy, warm light, almost like that of an ancient cellar. The thick walls and the irregular curves of the arches bear the mark of those who built them, transforming a simple dinner or a tasting into an experience steeped in history. It is a character that no modern intervention could ever replicate. The spaces The premises cover 300 m² on the ground floor, of which 280 m² is usable space, divided into two or three main areas, plus a large back room, a storeroom and a toilet. A window overlooking the square frames the entrance, making it visible to those passing through the town centre, whether on foot or seated at the tables of neighbouring establishments. The property is available for immediate occupation upon completion of the sale and is ready for use, with a layout that lends itself naturally to a restaurant, but also to a wine bar, an art gallery or a high-end boutique. Life in a much-loved village For decades, Cetona has been a discreet haven for artists, intellectuals and travellers seeking an authentic Tuscany, far from the mass tourist crowds yet vibrant in every season. The square is its living room: in summer it fills with tables and conversation until late in the evening; in winter it retains the slow pace of villages where everyone knows one another. For a restaurant business, this means an international and loyal clientele who return year after year. Between Val d’Orcia and Valdichiana The village lies on the border between Tuscany and Umbria, in a location that provides easy access to the most famous destinations in central Italy. Chiusi and the A1 motorway junction are about 10 km away, Chianciano Terme about 15 km, Montepulciano about 25 km and Pienza about 35 km. Siena is about 85 km away, whilst for those arriving from abroad, Perugia Airport is about 70 km away, Florence about 150 km and Rome Fiumicino about 190 km.
