Property for Sale in Passignano sul Trasimeno, Umbria
Passignano sul Trasimeno is a lakeside town on the northern shore of Lake Trasimeno, in the west of the Province of Perugia. Wooded hills rise directly behind it, so many homes here combine lake views with a hillside setting, and the town is one of the most convenient on the lake for reaching Perugia and the rest of Umbria.
The Town and the Lake
The medieval core stands on a small promontory above the water, with a fortress and tower at the top and lanes of stone houses winding down to the shore. Along the lake are a promenade, small beaches, a marina and the landing stages for the ferries to Isola Maggiore and other points on the lake. Each summer the town holds the Palio delle Barche, a race in which teams carry boats through the streets.
Close to the water there are apartments and terraced houses, while villas and detached homes are spread over the slopes behind the town.
Castel Rigone and the Hills
The comune climbs from the lake into the hills, where the village of Castel Rigone stands on a ridge with wide views across the water and the Renaissance sanctuary of the Madonna dei Miracoli. Several of the listings are in this hill country of olive groves and woods, including old stone farmhouses, some divided into separate units.
Along the shore, Tuoro sul Trasimeno is to the west and Magione to the east, while Lisciano Niccone lies in the hills to the north. Castiglione del Lago faces Passignano across the lake, and Cortona is just over the border in Tuscany.

Everyday Life and Getting There
Passignano has supermarkets, a pharmacy, schools, bars and lakeside restaurants serving lake fish, and Perugia is close for hospitals and larger shops. In summer the town is busy with visitors, boats and events; in winter it is quieter but stays lived in.
The station is on the railway between Terontola and Foligno, with connections to Perugia and, via Terontola, to Florence and Rome. The dual carriageway linking Perugia with the A1 at Bettolle runs along the shore with exits for the town. Perugia airport is close by, and Florence and Rome airports offer more flights.
Buying in Passignano sul Trasimeno
Hillside properties can have steep drives and unmade access roads, so check how they are maintained and whether they are shared. By the lake, look at damp and drainage, and remember that the shoreline is protected, which restricts changes. Building land should be checked with the comune for permitted volume and connections to services.
Umbria is seismic, so ask whether older buildings have been strengthened. Bring in a geometra who knows the lake to confirm that each unit, garage and garden is accurately shown in the cadastral records and that its planning history is clean.
