A historic 13th-century estate featuring a boutique hotel, spa, indoor and outdoor swimming pools, and almost 12,000 square metres of gardens and private woodland, on the border between Tuscany and Umbria REF. COR440 On the border between Tuscany and Umbria, in a location that guarantees the privacy of the countryside whilst remaining close to central Italy’s most celebrated destinations, this estate embodies over eight centuries of architecture and history. Today, it is a luxury boutique retreat with its own spa and an established events programme. It is not merely a place to stay: it is a destination, a place where historic architecture, nature and contemporary wellbeing share a common identity.
The historic residence At the heart of the estate stands the manor house, measuring approximately 467 m², whose origins date back to the 13th century and which took on its current form following a significant extension in the 16th century. A meticulous restoration programme has preserved the original stone walls, vaulted ceilings and Renaissance proportions, whilst adapting the interiors to the requirements of high-end contemporary hospitality. The property currently comprises ten bedrooms and eight bathrooms, retaining the intimacy and individuality of a historic private residence rather than the character of a conventional hotel. The former 19th-century silk mill Adjacent to the villa, an imposing 19th-century former spinning mill of approximately 840 square metres is one of the property’s most distinctive features. Its industrial origins lend the building a strong architectural identity that contrasts beautifully with the older stately home. On the ground floor, a spacious columned hall hosts receptions, private dinners, celebrations and events, flanked by a reading room for more intimate moments. On the upper floor, two rooms bathed in natural light, with ceilings approximately 8 metres high, are dedicated to yoga, meditation and private wellness retreats. The SPA On the lower level, partially carved into the natural rock, the wellness centre creates a sanctuary entirely dedicated to relaxation. At its heart is an indoor swimming pool finished with travertine mosaic and a whirlpool. The area also includes a stone-clad Turkish bath, a sauna with chromotherapy and a private massage room overlooking the woodland. The underground architecture and the natural landscape blend together to create an atmosphere of complete privacy. The outdoor swimming pool and gardens The 10×5 m outdoor swimming pool is set within the terraced garden, surrounded by traditional terracotta paving and lush vegetation with panoramic views. A stone staircase leads to a terrace shaded by centuries-old olive trees. The estate is surrounded by approximately 3,700 square metres of meticulously maintained terraced gardens and approximately 8,000 square metres of private woodland, making a total of almost 12,000 square metres of private land. Outdoor event and hospitality spaces Adjacent to the former spinning mill, a summer kitchen with en-suite bathroom enhances the potential for outdoor entertainment. A large gravel car park ensures convenient access for guests and events, discreetly separated from the main gardens. Location and market The estate already has an established presence in the market for weddings at exclusive venues and prestigious events. Luxury accommodation, weddings, celebrations, yoga retreats, wellness programmes, catering and exclusive events can all be hosted within the same property, creating a diversified hospitality model capable of operating continuously throughout the year.
