Once a setting for intimate concerts, artistic gatherings and cultural events, this is a property with a distinctive identity and many possible futures: an extraordinary private home, a boutique hospitality venture or a unique venue for cultural and artistic experiences.
Main Building
Dating back to the 16th century, Palazzo Mattei-Baldini was enlarged and transformed between 1832 and 1835 under Cardinal Mario Mattei, following a design by Roman architect Raffaello Grilli. The portion offered for sale occupies part of the historic piano nobile, carefully restored between 2020 and 2023 under the supervision of the heritage authorities. Its original architectural features, frescoed ceilings and historic flooring preserve the atmosphere of an aristocratic residence while the thoughtful use of colour and contemporary finishes introduces a more individual character.
Ground Floor
On the ground floor, right after the shared entrance hall, a 39 sq.m. room with a private bathroom offers a versatile space that could serve as an office or reception area, depending on the future owner’s plans. It benefits from 2 accesses both from the shared internal courtyard and from the building’s main entrance, making it particularly practical for welcoming clients, guests or visitors independently from the main residence.
The staircase leading to the upper floors incorporates useful ancillary spaces beneath it, including a storage area and a connection to the technical room, as well as access to the internal courtyard.
First Floor: The Piano Nobile
The main entrance opens into a spacious and elegant entrance lobby, which leads directly into the large multifunctional room. This impressive space is one of the property’s defining features, offering an atmospheric setting for private gatherings, cultural events, concerts or receptions.
The historic interiors retain their original floors and frescoed ceilings, creating a distinctive backdrop for both residential living and entertaining. The grand salon is particularly notable for its decorative character and its association with the palazzo’s artistic heritage.
To the left of the entrance lobby, a service area contains 2 bathrooms, convenient for guests. To the right, the layout continues into a kitchen, a separate living room currently arranged as a reading room, and a bedroom with an en-suite bathroom.
The piano nobile was originally conceived as a sequence of 15 interconnected rooms. Although it is now divided into 2 separate units, its generous reception areas and historic details still convey the grandeur of the original residence.
Attic Floor
The attic is currently arranged for bed and breakfast accommodation. On the landing, just before the entrance to the apartment, there is a bathroom with a separate anteroom.
Inside, the apartment comprises a spacious living area with kitchen and dining space, alongside 2 bedrooms.
The floor includes additional rooms that remain currently unfinished, offering the future owner the opportunity to complete and adapt these spaces according to their needs, potentially expanding the usable areas of the attic.
Technical Features
The property retains its original window frames, with the original glass replaced by shatter-resistant glazing in keeping with the building’s heritage restrictions.
Heating is provided by a latest-generation pellet boiler with automatic loading, offering a practical and modern solution within this historic residence.
The Outdoor
The palazzo features a shared internal courtyard of approximately 260 sq.m., providing parking space for residents and convenient access to the building. The courtyard also connects directly to the multipurpose room on the ground floor, adding flexibility to its potential use as an office or reception area.
Although the property does not include a private garden, the courtyard offers a practical outdoor space within the historic setting of the palazzo, while the surrounding streets and squares of Pergola are just a short walk away.
The Location
Located in the historic centre of Pergola, the property is surrounded by the art, architecture and traditions of one of Le Marche’s most charming historic towns.
Known as the town of a hundred churches, Pergola preserves a rich architectural heritage, with medieval streets, historic palazzi and elegant religious buildings. One of its most remarkable attractions is the Museum of the Gilt Bronzes, home to a unique group of Roman gilded bronze sculptures discovered locally in 1946.
Pergola is equally appreciated for its local food and wine, particularly its white truffle, celebrated each autumn during the National White Truffle Fair, as well as its red wines and traditional visner, a sweet wine made from sour cherries.
Surrounded by rolling hills, vineyards and woodland, the town offers a quieter perspective on the Marche region, while the wider Cesano Valley provides opportunities to explore historic villages, countryside walks and local culinary traditions. The Adriatic coast can also be reached by car, making Pergola an appealing base for discovering both the inland landscape and the seaside.
