A residence where timeless Tuscan architecture has been elevated through a meticulous modern restoration, creating an elegant country home defined by light, landscape and enduring craftsmanship. Set amidst the softly undulating countryside 20 minutes from the city of Arezzo, this striking 19th-century stone former farmhouse has been masterfully reimagined in 2023, achieving a seamless balance between authentic Tuscan character and contemporary luxury. Encompassing some 282 sq m (3,035 sq ft) across three levels, the residence stands within 3.7 hectares (9.1 acres) of private land, including olive groves, woodland and landscaped gardens, all enjoying open views across the Valdichiana.
The façade, in warm local stone, rises with understated grandeur above a stone-paved terrace designed for elegant outdoor living. Steps ascend through terraced gardens framed by mature cypress and olive trees, while the swimming pool features Roman-style steps and a refined wooden sun deck. Internally, the restoration celebrates original materials and proportions. Exposed wooden beam ceilings, granite floors, and preserved stone walls lend depth and texture, while carefully integrated air conditioning throughout ensures year-round comfort. The ground floor offers a welcoming sitting room, a well-appointed kitchen, a bathroom and a technical room, in addition to three storage rooms. The upper floors have been thoughtfully arranged as two independent apartments, each with its own entrance. The first floor comprises a bright sitting room with kitchen, two bedrooms and a bathroom. The second floor features a further sitting room with kitchen, one bedroom and bathroom, alongside a master bedroom with en suite bathroom. This configuration provides exceptional flexibility, whether as a refined private residence, multi-generational home or boutique hospitality retreat. The 3.7-hectare (9.1-acre) estate includes approximately 2.4 hectares (5.9 acres) of olive groves, arable land and woodland, offering both agricultural potential and natural privacy.
