A 17th-century farmhouse with a self-contained guest house, two swimming pools and an olive grove of 1,600 trees in the Valdichiana Senese REF. CET361 There are landscapes you don’t need to seek out: they reveal themselves the moment you pass through a gate and walk up to a stone loggia overlooking unbroken hills of olive groves and woodland. The Valdichiana Senese — that stretch of Tuscany sloping down towards Umbria, home to villages such as Cetona, among the best-preserved and most highly acclaimed in Italy — welcomes this estate with the unassuming grace of things that need no introduction.
The Main Building A 17th-century farmhouse of approximately 405 square metres, with exposed stonework, a tiled roof, balanced proportions and a formal garden leading to the entrance. Inside, the passage of time is evident in the beams, the terracotta floors and the large arched windows framing the countryside: everything speaks of a building that knows its own character and has not lost it, even during the renovation. The bright living area, overlooking the grounds, centres around impressive fireplaces; the professional-grade kitchen — with a central island, a large hob and generous work surfaces — opens onto a glazed veranda designed as a dining room for all seasons, with a view stretching out over the olive groves. The sleeping area comprises double bedrooms with en-suite bathrooms and a master suite featuring a large arched window framing the countryside; the study-library, entirely panelled with wood and fitted with bespoke bookcases, is one of the most characterful rooms in the entire villa. The floor is completed by service areas, a laundry room and utility rooms, as well as spaces that could potentially be converted into further bedrooms or a wellness area. The Second Building Created from the restoration of an old rural building, it is now a fully self-contained guest house, with its own entrances, private garden and private swimming pool. The large open-plan living area with a fireplace, floor-to-ceiling windows overlooking the landscape and terracotta flooring makes it an ideal unit for guests, additional residents or high-end rentals. A substantial garage and storage area is situated beneath one of the terraces, serving both the residence and the farm operations. The heart of the estate’s agricultural production is the olive grove: around 1,600 trees cultivated across 9 hectares, producing high-quality extra virgin olive oil which gives the entire property a tangible agricultural purpose and a valuable supplementary income. Stone paths, sculpted hedges, large shade trees and terraced gardens lead to the two swimming pools — a main pool nestled amongst the olive trees, and a more intimate one serving the guest house — as well as to the panoramic terraces, pergolas and stone loggia that define outdoor living in every season. The presence of two wells, the municipal water supply, an irrigation system and solar panels ensures operational autonomy and energy sustainability.
