Property for Sale in Macerata, Le Marche
The Province of Macerata runs across the middle of Le Marche from the Adriatic coast to the Sibillini Mountains on the border with Umbria. In between lies a landscape of rolling hills cut by the valleys of the Potenza, Chienti and Fiastra rivers, with brick hill towns on almost every ridge, farmland, vineyards and oak woods.
Homes for sale on this site are mostly in the countryside. Farmhouses and country houses make up the majority, alongside villas, a handful of larger country estates and the occasional mill or townhouse. Prices cover a wide range: some village and country houses in need of work are priced below €100,000, while restored farmhouses with pools and estates with land reach well over one million euros.
Penna San Giovanni, San Ginesio and the Sibillini Foothills
The south-west of the province, where the hills rise towards the Sibillini National Park, has the largest choice of homes on this site. Penna San Giovanni is a small hill village above the Tenna valley with wide views of the mountains, and its surrounding countryside offers farmhouses, country homes and plots with land.
San Ginesio is a walled medieval town often called the balcony of the Sibillini for its views of the range. Nearby Gualdo, Monte San Martino, Sant’Angelo in Pontano, Loro Piceno and Colmurano are quiet farming villages, and Sarnano, a spa town at the foot of the mountains, provides shops and services. Typical properties are stone and brick farmhouses, village houses and restored country homes, many with a few hectares of land.
This is the most rural part of the province, with snow on the mountains in winter, walking and cycling in summer and a strong sense of village life.
Macerata, Tolentino and Treia
The city of Macerata sits on a long ridge between the Potenza and Chienti valleys. It has an old university, a compact historic centre and the Sferisterio, an open-air neoclassical arena that hosts an opera festival each summer. Property in and around the city ranges from apartments to family houses and country villas on the surrounding hills.
To the south-west, Tolentino is known for the Basilica of San Nicola and lies on the main road and railway towards Umbria. To the west, Treia is a well-preserved hill town with walls and a fine central square, and Apiro lies further north towards Monte San Vicino. These central hills offer farmhouses, villas and village houses within easy reach of the city’s services.
Civitanova Marche and the Coast
The province has a short stretch of Adriatic coast. Civitanova Marche is a busy seaside town with a long beach, a fishing harbour and good shopping, and its old hill quarter, Civitanova Alta, stands just inland. Potenza Picena, Montelupone and Morrovalle are hill towns a few kilometres from the sea, combining country living with access to the beaches. Recanati, birthplace of the poet Giacomo Leopardi, lies on the hills just to the north.
Homes near the coast include villas and country houses with sea views, as well as apartments in Civitanova.
Matelica and the Upper Valleys
In the north-west, Matelica and Castelraimondo lie in an upland valley between the Apennine ridges. The area is known for Verdicchio di Matelica, a white wine grown at altitude, and offers farmhouses and village houses in a greener, cooler setting with the university town of Camerino nearby.
Property and Lifestyle in Macerata Province
Macerata, Civitanova Marche and Tolentino provide hospitals, schools and year-round services, and most hill towns have local shops, bars and a weekly market. In the smallest villages services can be limited, and some depend on larger towns a short drive away.
Local food is hearty: vincisgrassi, a rich baked pasta dish, ciauscolo, a soft spreadable salami, and lentils and cheeses from the mountains. Wine includes Verdicchio di Matelica, the sparkling red Vernaccia di Serrapetrona and vino cotto, a traditional cooked wine made around Loro Piceno. The Sibillini mountains offer walking, cycling and skiing, and the beaches are within reach of most of the province.
Holiday rental demand is growing, especially for farmhouses with pools and views. If you intend to let a farmhouse to holidaymakers, ask the local council which registration and licensing rules apply before you sign.
Airports and Transport Connections
Ancona Falconara airport is the nearest airport for most of the province, with seasonal and year-round flights to several European cities. Pescara airport is an alternative for the south of the province, and Perugia and Rome Fiumicino are also within reach from the western valleys.
The A14 motorway runs along the coast past Civitanova Marche. The SS77 dual carriageway follows the Chienti valley from Civitanova past Macerata and Tolentino towards Foligno in Umbria. The Adriatic railway stops at Civitanova Marche, and a regional line runs inland from Civitanova through Macerata, Tolentino, Castelraimondo and Matelica to Fabriano.
A car is essential for country properties and for most of the villages near the Sibillini.
Buying and Renovating Property in Macerata Province
The province lies in an active seismic zone, and the earthquakes of 2016 and 2017 damaged buildings in many towns near the Sibillini, including San Ginesio and Camerino. Ask whether a property was damaged, whether it was repaired with public reconstruction funds and whether the works are certified. A structural assessment is advisable for any older building.
Have a local surveyor (geometra) check that the property matches its cadastral and planning records, including any outbuildings or extensions. For farmhouses, confirm road access, the water supply, septic systems, boundaries and rights of way, and remember that country lanes near the mountains can be affected by snow in winter.
Lower prices usually reflect the amount of renovation needed, so obtain estimates for roofs, structure, damp and services before making an offer.
From farmhouses around Penna San Giovanni and San Ginesio to country villas near Macerata and homes within sight of the Adriatic, the Province of Macerata offers good-value rural property between the Sibillini Mountains and the sea.
