Property for Sale in Collesalvetti, Tuscany
Collesalvetti is a comune inland from Livorno, in the north of the Province of Livorno, between the coastal plain near Pisa and the wooded Livorno hills. It combines flat farmland and small working towns with quiet hill villages surrounded by woods and olive groves.
The Town and Its Villages
Collesalvetti itself is a small town on the plain. The comune also includes Stagno and Guasticce, on the flat land towards Livorno, and the hill villages of Nugola, Castell’Anselmo, Colognole, Parrana and Vicarello, where most of the country houses and villas are found. The Livorno hills behind them are a protected area of woods and walking trails.
Livorno is close to the west, with its port, seafront and markets. Pisa lies to the north, and the coast continues south towards Rosignano Marittimo and Cecina.

Everyday Life and Getting There
The comune has supermarkets, schools and everyday services, and Livorno and Pisa provide hospitals, universities and a full range of shops. The beaches of the Livorno coast are a short drive away.

Buying in Collesalvetti
Parts of the plain are near industrial and logistics areas, so check what surrounds a property before buying. Low-lying land can be prone to flooding. In the hills, homes may be inside protected areas with limits on changes. A local geometra should check that the land registry entries, plans and permits match the villa and its grounds.
