Property for Sale in Comano, Tuscany

Comano is a small mountain comune in Lunigiana, the northern tip of the Province of Massa-Carrara, spread across the wooded upper valley of the Taverone below the Apennine ridge that divides Tuscany from Emilia. It is a quiet, rural place where homes are still affordable.

The Village and the Valley

Rather than one compact town, Comano is a scatter of stone hamlets among chestnut woods, meadows and streams, with walking routes climbing towards the high pastures. The landscape is green and cool in summer, and snow is common on the higher ground in winter.

Down the valley, Licciana Nardi is the nearest larger village, while Fivizzano lies to the east and Aulla sits at the bottom of the Magra valley.

Most of the homes listed here are detached houses, usually described as villas, with the odd apartment. Many are older stone or rendered houses with a garden or a small plot, often with four bedrooms or more. Prices are modest: a large share sit below €120,000, and only the occasional larger property climbs much higher.

Everyday Life and Getting There

Comano itself has only basic services, so shopping, schools and health care mean a drive down to Licciana Nardi, Aulla or Fivizzano. The appeal is space, fresh air, mushrooms and chestnuts in autumn, and a slower pace.

Aulla has a station on the Pontremolese railway between Parma and La Spezia, and the A15 motorway runs along the Magra valley. Pisa airport is the most convenient, with Genoa and Bologna as alternatives. A car is indispensable.

Buying in Comano

Roads to the upper hamlets can be narrow and icy in winter, so visit in the cold months as well as in summer and ask how heating is supplied. Country houses may rely on septic tanks or private springs, which should be checked.

Lunigiana is a seismic area, so look at the state of walls and roofs and at any certification for past structural work. A geometra who knows the valley should compare the house on the ground with its cadastral plan and planning permits before any deposit is paid.
