A landmark country estate finely restored with spa, gym, games room, guest cottages, staff quarters, park, swimming pool for sale near Cortona. Enchanting setting within an ancient hamlet, this exceptional Tuscan manor gazes across an extraordinary panorama stretching from Cortona to Sinalunga and Montepulciano, in a landscape where the borders of Tuscany and Umbria merge in timeless harmony. Dating to the late 1600s, the main villa was originally conceived as the home of an important farming dynasty and has since been restored with meticulous care, preserving every element of its noble rural character. The interiors extend over 750 square meters (8,073 sq ft) across three floors, crowned by a distinctive Altana tower rising elegantly above the countryside.
Throughout the house, original terracotta floors, exposed timber beams and handcrafted brickwork evoke the authentic spirit of Tuscan architecture. The landscaped grounds unfold through cypress trees, olive groves and orchards, embracing a spectacular Roman-style step swimming pool lined in natural stone and positioned to capture breathtaking views towards the medieval silhouette of Cortona. A covered portico and two gazebos creates an enchanting setting for long alfresco lunches and candlelit dinners, immersed in the beauty of the surrounding landscape. The villa ground floor reveals a gracious sequence of reception rooms designed for both elegant entertaining and intimate family living, including three sitting rooms, a billiard room, formal dining room, kitchen and breakfast room, together with two guest bathrooms and a shower room. Two separate staircases rise to the first floor, where the layout has been thoughtfully divided into two wings. One entire wing is dedicated to an impressive master apartment featuring a double bedroom, sitting room, study and two bathrooms; a staircase ascends to the Altana level where an additional ensuite bedroom enjoys magnificent open views across the valley. The opposite wing hosts three double bedrooms, each with its own ensuite. The lower ground floor offers a 250 sq m/2,691 sq ft basement dedicated to an exclusive wellness sanctuary complete with hammam, Jacuzzi, Finnish sauna, massage room and shower facilities. This level also accommodates a wine cellar, staff quarters, office and two garages. With a seperate access an extensive leisure area has been created with games room, gym equipment, table tennis, foosball and vintage arcade machines. Within the gardens, two charming guest cottages each offer a living area with kitchen, two double bedrooms and two bathrooms. The pool area is further complemented by a heated outdoor shower and an underground changing area with bathroom facilities. Rich in history, atmosphere and understated elegance, this remarkable Tuscan retreat offers a fantastic opportunity to experience the essence of country living in one of Italy’s most captivating and celebrated landscapes.
