Property for Sale in Fabro, Italy

Property for Sale in Fabro, Umbria

Fabro is a small hill town in the north-west of the Province of Terni, close to the border with Tuscany and a short way north of Orvieto. With a motorway exit and a railway station on its doorstep, it is one of the more practical places in this corner of Umbria to buy an affordable home.

The Town and Its Surroundings

The old village sits on a hilltop around its medieval castle and parish church, with narrow lanes of stone houses and views across the Chiani valley. Below the hill, Fabro Scalo grew up around the railway and is where most shops and services are found.

The comune also includes the hamlet of Carnaiola, which appears in several of the listings, along with scattered farmhouses in the surrounding olive groves and woods.

Nearby Villages and Towns

This part of Umbria is made up of small hill villages within easy reach of each other. Ficulle is just to the south, Monteleone d’Orvieto and Montegabbione to the east, and Parrano a little further on. Orvieto, with its cathedral and larger services, is the nearest city, and Città della Pieve and Lake Trasimeno lie to the north.

Property for Sale in Fabro

Almost everything listed here is a house: restored townhouses in the historic centre, often with terraces or balconies, apartments in old palazzi, and independent houses with gardens on the edge of the village and in Carnaiola. A few come with olive groves, cellars carved into the rock or garages. Prices are modest by Italian standards: a large share of homes are under €130,000, quite a few are below €70,000, and only the occasional larger country property reaches higher figures.

Everyday Life and Getting There

Fabro Scalo has a supermarket, bars, a pharmacy and a school, and Orvieto provides a hospital and a wider range of shops. The area is known for its olive oil and for the Orvieto wines produced in the hills to the south.

The Fabro exit on the A1 motorway connects quickly with Florence to the north and Rome to the south. Fabro-Ficulle station is on the regional line between Florence and Rome, with more frequent trains from Orvieto and Chiusi. Perugia is the closest airport, with Rome and Florence offering more flights.

Buying in Fabro

Umbria lies in an earthquake zone, so ask whether an older house has had any structural reinforcement and make sure new works are certified to current seismic rules. Restored townhouses can vary a lot in the quality of their renovation, so look closely at roofs, damp walls and heating.

Unfinished attics or extensions should be checked carefully. Your geometra in the area can pull the cadastral and planning files and confirm whether every room and annex has been properly authorised before you commit.
