Property for Sale in Montegabbione, Italy

Property for Sale in Montegabbione, Umbria

Montegabbione is a small hill village in the north-west of the Province of Terni, in the wooded country between Orvieto and Lake Trasimeno. It is one of the more affordable corners of Umbria, with village houses, country homes and farmhouses with land often priced well below what similar properties cost a few kilometres away in Tuscany.

The Village and Its Surroundings

The old centre is compact, built of local stone on a medieval plan, with views over hills covered in oak woods, pasture and olive groves. Life here is quiet and rural, and the village is a good base for walking and for exploring the larger towns of the area.

The comune also takes in the castle and hamlet of Montegiove and scattered settlements such as Faiolo. Nearby is La Scarzuola, a former Franciscan convent where the architect Tomaso Buzzi built an unusual theatrical “ideal city” in the twentieth century, which can be visited by appointment.

Nearby Towns

Montegabbione sits among a group of small comuni with an active property market. Monteleone d’Orvieto lies just to the north, Parrano is to the south-east, and Fabro and Ficulle are down towards the valley of the Chiani and the motorway.

To the south, the cathedral city of Orvieto stands on its volcanic rock and is the main town for shopping, hospital services and culture. Città della Pieve and Lake Trasimeno are within reach to the north.

Property for Sale in Montegabbione

Almost all listings are houses of one kind or another: detached homes with gardens, cottages near the centre, terraced houses, apartments in village buildings and country houses, including farmhouses with outbuildings, ruins to restore and land. Prices are low by Umbrian standards: many homes are under €100,000, a large share are below €200,000, and only a few farm estates and agriturismo businesses reach higher figures.

Everyday Life and Getting There

The village has basic shops, a bar and a pharmacy, and the supermarkets and other services are in Fabro, Ficulle and Città della Pieve, with a wider choice in Orvieto. A car is needed for daily life.

The A1 motorway can be joined at the Fabro exit, which also gives quick access towards Florence and Rome. Fabro–Ficulle station is on the regional railway between Florence and Rome, and Orvieto has more frequent trains. Perugia airport is the nearest, and Rome Fiumicino and Florence are further away with more flights.

Buying in Montegabbione

Many of the cheaper homes need renovation, so budget for roofs, damp-proofing, heating and electrics, and get builders’ quotes before making an offer. For a farmhouse or ruin, check what the planning rules allow in the way of restoration or extension and whether the property has mains water or depends on a well.

Umbria is seismic, and any structural work must comply with anti-seismic standards. Older rural properties sometimes have outbuildings that were never registered, so a geometra familiar with the Orvieto area should go through the cadastral and planning records with you before the compromesso.
