Great opportunity to tailor your Tuscan retreat, casale and annexes, pool, and scenic views for sale near Montalcino. Just a short drive from the iconic town of Montalcino and its world-renowned Brunello vineyards, this characterful Tuscan estate enjoys a privileged position on a private 3.5-hectare (8.6-acre) plot with sweeping views of the castle of San Giovanni d’Asso. Set within the gently rolling hills of one of Tuscany’s most alluring regions rich in truffle reserves, the property combines rural life style and excellent accessibility. Originally converted in 2003 from a 19th-century farmhouse into a boutique agriturismo with 15 en-suite bedrooms, the estate has since ceased commercial operations and now awaits a thoughtful restoration.
It presents exceptional potential to be reimagined as a private luxury villa with guest accommodation, a refined countryside retreat, or a bespoke hospitality venture. The main residence is a classic two-storey country house, offering elegant living spaces and a former professional kitchen on the ground floor. The upper level features seven bedrooms, all with en-suite bathrooms, and some with direct access to a panoramic 60 sq m/645 sq ft terrace. A traditional terracotta courtyard, perfect for al fresco dining and entertaining, connects the main house to a charming guest cottage. This annex includes eight ground-floor bedrooms, each with its own en-suite bathroom, air conditioning, and distinctive arched windows and doors that fill the interiors with natural light. Behind the cottage lies a second terracotta-paved area, formerly used as a vibrant event space. Equipped with an open-air marquee, it can comfortably host gatherings of up to 50 guests. The garden is home to a pool area, featuring an L-shaped swimming pool alongside a smaller hexagonal pool. Set apart from the main buildings, a traditional barn with exposed brickwork known as “salti di gatto” offers excellent potential for conversion. Utilities include a heat pump system and a dedicated technical room, ensuring a sustainable foundation for future upgrades. The garden is fully fenced, gated and driveway. With its captivating views, generous layout, and outstanding potential for renovation or personalisation, this estate offers a fantastic opportunity to fully experience the timeless charm and lifestyle of Tuscany.
